Full Job Description

Location: San Luis Obispo, CA (Downtown)

Compensation: Comprehensive Housing Package (2-Bedroom Apartment Included)

Job Type: Part-Time (Approx. 50–55 hours/month)

The Opportunity

We are seeking a professional, reliable, and tech-savvy Community Manager for a 60-unit residential complex in the heart of downtown San Luis Obispo. This is a critical on-site role that combines property oversight, leasing, and strategic reporting.

The ideal candidate is a self-starter who understands that being "on-site" means being the professional face of the property. You will serve as the primary point of contact for residents while working under the direct guidance of our Regional Manager to meet ownership goals.

Key Responsibilities

Leasing & Tours: Manage prospect inquiries and conduct property tours. You will act as the first point of contact to ensure high occupancy and a professional first impression.
Property Oversight: Conduct regular inspections and identify maintenance needs. You will coordinate with 3rd-party vendors, define scopes of work, and verify completion of site projects.
Tenant Relations: Act as the liaison between residents and ownership. You will handle renewals, address concerns, and coordinate occasional resident events to foster a sense of community and improve retention.
Reporting & Strategy: Prepare and submit detailed weekly reports on property performance, leasing activity, and operational updates.
Owner Collaboration: Collaborates regularly with property owners and the Regional Manager to review performance metrics, discuss leasing strategies, and align on overall property goals.
Emergency Response: Remain available for after-hours emergencies. You will be responsible for dispatching vendors and providing the ERA team with a detailed incident summary.

Schedule & Compensation

Hours: Approximately 50–55 hours per month. Hours are flexible but must align with peak showing times and scheduled meetings.
Compensation: This is a housing-compensated position. A 2-bedroom apartment unit is provided in exchange for the monthly hours worked. Hours worked in excess of 55 per month are compensated at the California minimum wage.
Communication: High technical literacy in Appfolio and GSuite is required to maintain accurate reporting and seamless communication with the ERA team.

Requirements

Experience: 2+ years of experience as an On-Site or Residential Community Manager.
Analytical Skills: Ability to articulate property data and "the story behind the numbers" to ownership.
Problem Solving: A "solution-oriented" mindset. You should be comfortable troubleshooting minor issues and managing vendor schedules independently.

Professionalism: Exceptional verbal and written communication skills are a must.

Pay: $16.90 per hour
