As a Service Technician II, you'll take the lead on keeping your community running smoothly and looking its best:
- Keep an adequate supply of make-ready units on hand, inspecting vacant apartments and turning them within 7–10 days
- Perform preventative maintenance and diagnose/repair issues across HVAC, electrical, plumbing, pool, carpentry, drywall, and appliance systems
- Handle fixture repairs, water leaks, electrical inspections, door and cabinet replacement, and general unit upkeep
- Document work orders accurately and thoroughly
- Partner with your Community Manager and on-site team to deliver quality, efficient, and cost-effective solutions
- Schedule, coordinate, and negotiate pricing with vendors and contractors
- Rotate through the on-call program to support residents after hours
- Manage parts inventory and keep the shop organized
- Respond to and resolve resident concerns promptly, escalating when needed within 24 hours
- Use AI tools thoughtfully to streamline routine tasks, draft communications, and support reporting — always with a careful human review for accuracy and professionalism
- High school diploma or trade school certificate
- 3–5 years of relevant maintenance experience
- Intermediate-level skills across HVAC, plumbing, electrical, painting, appliance repair, carpentry, and pool maintenance
- A valid driver's license and a dependable vehicle for transporting tools
- Comfort with computers, tablets, and everyday AI tools
- CAMT certification a plus
- Willingness to travel between communities in Ventura and Santa Barbara counties, with occasional evenings, weekends, or overtime
- Strong communication skills and a genuine commitment to resident and team satisfaction
- The physical ability to lift/move up to 85 lbs, climb stairs with an appliance dolly, and work in varied indoor/outdoor conditions
