What You'll Do

As a Service Technician II, you'll take the lead on keeping your community running smoothly and looking its best:

Keep an adequate supply of make-ready units on hand, inspecting vacant apartments and turning them within 7–10 days
Perform preventative maintenance and diagnose/repair issues across HVAC, electrical, plumbing, pool, carpentry, drywall, and appliance systems
Handle fixture repairs, water leaks, electrical inspections, door and cabinet replacement, and general unit upkeep
Document work orders accurately and thoroughly
Partner with your Community Manager and on-site team to deliver quality, efficient, and cost-effective solutions
Schedule, coordinate, and negotiate pricing with vendors and contractors
Rotate through the on-call program to support residents after hours
Manage parts inventory and keep the shop organized
Respond to and resolve resident concerns promptly, escalating when needed within 24 hours
Use AI tools thoughtfully to streamline routine tasks, draft communications, and support reporting — always with a careful human review for accuracy and professionalism

What You Bring

High school diploma or trade school certificate
3–5 years of relevant maintenance experience
Intermediate-level skills across HVAC, plumbing, electrical, painting, appliance repair, carpentry, and pool maintenance
A valid driver's license and a dependable vehicle for transporting tools
Comfort with computers, tablets, and everyday AI tools
CAMT certification a plus
Willingness to travel between communities in Ventura and Santa Barbara counties, with occasional evenings, weekends, or overtime
Strong communication skills and a genuine commitment to resident and team satisfaction
The physical ability to lift/move up to 85 lbs, climb stairs with an appliance dolly, and work in varied indoor/outdoor conditions
