Trusted Community Management (TCM) is seeking an experienced Licensed Community Association Manager (LCAM) to oversee a portfolio of condominium and homeowners associations throughout Sarasota, with a primary focus on Siesta Key communities.

We're looking for a relationship-driven professional who enjoys working closely with Boards of Directors, homeowners, and vendors to help communities operate efficiently and successfully. Position Summary

The Portfolio Community Association Manager serves as the primary liaison between assigned Boards of Directors, homeowners, vendors, and internal staff. This position is responsible for the operational, financial, administrative, and compliance management of a portfolio of condominium and homeowners associations while ensuring each community is managed professionally and in accordance with governing documents, association policies, and applicable Florida statutes.

Minimum Qualifications

Active Florida Community Association Manager (LCAM) License in good standing with the DBPR (Required)
Minimum 3–5 years of experience managing condominium and homeowners associations in Florida preferred
Strong working knowledge of Florida Statutes Chapters 718 (Condominiums) and 720 (Homeowners Associations)
Excellent written and verbal communication skills
Valid Florida driver's license and reliable transportation
Ability to manage multiple communities and competing priorities simultaneously

Key Responsibilities

Board & Community Relations

Serve as the primary point of contact for assigned Boards of Directors, homeowners, and vendors.
Build and maintain strong professional relationships with Board members and residents.
Prepare for and attend Board, annual, membership, budget, and committee meetings, including occasional evening meetings.
Prepare meeting agendas, management reports, meeting materials, and follow-up action items.
Assist with meeting minutes and ensure timely completion of assigned Board directives.
Draft owner communications including newsletters, assessment notices, policy updates, violation letters, election materials, and community announcements.
Respond promptly and professionally to homeowner inquiries, concerns, disputes, and records requests.

Community Operations

Conduct routine property inspections to identify maintenance, safety, and operational needs.
Coordinate maintenance, repairs, capital improvement projects, and preventative maintenance initiatives.
Monitor vendor performance and ensure quality workmanship.
Obtain competitive bids, negotiate vendor contracts, and oversee project completion.
Track vendor insurance, licensing, and contract compliance.

Financial Management

Partner with the accounting team and Boards to prepare and monitor annual operating and reserve budgets.
Assist with reserve planning, special assessments, and long-term capital improvement planning.
Review monthly financial reports with Boards and provide operational recommendations.
Monitor contract expenditures and assist with budget compliance.

Governance & Compliance

Ensure associations comply with governing documents, Florida Statutes Chapters 718 and 720, insurance requirements, and TCM policies.
Support annual meetings, Board elections, and governance requirements.
Maintain accurate association records and compliance documentation.
Coordinate architectural review requests and covenant compliance when applicable.

Administrative & Technology

Utilize Buildium for work orders, owner communications, financial reporting, document management, and owner portal administration.
Collaborate closely with accounting, administrative staff, vendors, and Board members to ensure timely follow-up and exceptional customer service.
Maintain organized electronic and physical association records.
