Project Manager

Project managers are expected to have the knowledge and ability to manage projects. They are to provide leadership to project superintendents, subcontractors and suppliers; assist them in planning, implementing and coordination of work to provide timely and economical completion with high quality, maintaining good relationships, and maximum profits. Additional duties include:

§ Assist in preparation of budgets and estimates when required.

§ Assist Estimator with soliciting and obtaining bids from subcontractors and material suppliers when required.

§ During the preparation of bids, be responsible for advance job planning, including the development of a rough progress schedule and plan of construction.

§ During necessary preliminary design discussions, suggest methods and materials for improvement of potential projects.

§ Upon award of a contract, enter job budget into job costing system.

§ Ensure Notice of Commencement and required bonds are recorded and posted on site.

§ Secure executed subcontract and purchase order agreements, insurance certificates, permits, bonds and other documents as required for each project. Work to ensure the interest of the company is protected at all times. Expedite subcontractor’s work and delivery of materials.

§ In coordination with the Project Superintendent, conduct the preconstruction conference and attend, when possible, the concrete pre-installation and roofing pre-installation meetings.

§ Monitor, approve and control all costs of assigned projects. The Project Manager shall authorize all spending.

§ Expedite and process all shop drawings, RFIs, samples and submittals in a timely manner so as not to delay assigned project’s completion.

§ Prepare or assist Accounting in the periodic owner payment requests, arranging for the timely submission to the architect or owner’s agent. Also, expedite processing of invoices and payments to subcontractors for amounts due to them.

§ Ensure all requirements for payment by Owner are met and that payment is received in a prompt and timely manner.

§ Negotiate, prepare, and execute Owner Change Orders. Issue change orders to subcontractors and others and prepare revisions to the master cost breakdown as a result of change orders and management revisions. Document reasons for delay and promptly submit requests for extensions of time and/or additional costs, as required.

§ Make visits to the project as necessary in order to observe and see that the work on the project is properly conducted and progressing on schedule. Provide advice, counsel and assistance to project personnel on matters of construction operations.

§ Assist Superintendent in maintaining proper safety measures on project in accordance with Federal and State laws and local ordinances. Ensure that good industry practices are observed on the project by all persons and companies involved.

§ Keep Job Cost System accurate through weekly review of costs and budgets.

§ Create and update schedules, perform the required projections for complete job analysis and prepare the monthly project status report and profitability report for submission to Division Manager and CFO.

§ Keep the Division Manager fully informed in a timely manner with regard to any and all problem areas on the project.

§ Represent the Company in meetings with the owner, architect, engineer, subcontractor, supplier and others in the conduct of the project.

§ Cultivate and maintain good relationships with the owner, architect, engineers, subcontractors, suppliers, municipal authorities and DeLauter personnel involved with the project.

§ Help secure as needed guarantees, warranties, and as-builts drawings from subcontractors, if required, and submit all final paperwork required by the contract document at the completion of the project.

§ On completion of each project, see that all punch list items and remedial work are expeditiously performed (in conjunction with superintendent); subcontractor and material supplier claims and counterclaims are settled promptly; arrange with the project superintendent for accounting, transfer and storage of equipment and tools, and prepare a written report of the project with a final cost revision.

§ Prepare and turn over to the appropriate manager all job records and documents for storage in accordance with Company policies and guidelines.

§ Inform Corporate Marketing of any unusual or noteworthy aspects or activities on the job which may be used to gain recognition or publicity for DeLauter, Inc.

§ Help identify new work opportunities and make Corporate Marketing aware of other potential projects possible with present clients.

§ Represent to all persons a level of integrity, pride, enthusiasm, and competence that encourages the highest level of performance and morale. Conduct oneself in such a manner as will reflect credit upon the Company and encourage others to do likewise.

§ Provide the opportunity for all DeLauter personnel to grow and develop to their maximum potential. Assist in training candidates for advancement to the level of project manager.

Scope and limits of authority

Although the Project Manager and Project Superintendent must function as a team and resolve all problems by working together, the Project Manager shall ultimately be responsible and accountable to the Division Manager for all actions taken and the results arising from those actions. Therefore, the Project Manager shall have final control over all aspects of the Project, i.e., subcontracting, schedule, job cost (spending), etc.

§ Must exhibit consistent leadership skills.

§ Should be in tune with the overall morale of the Company.

§ Exhibit by example, DeLauter’s policies, procedures, and philosophies concerning ethics and professional relations.

Experience:

§ Four-year degree in an accredited construction related curriculum and two years of construction related project management/supervisory experience; or a minimum of five years of construction related project management/supervisory experience.
