Location: Portsmouth, NH. WSL is located steps from Portsmouth’s Market Square and Prescott Park, behind the Strawbery Banke Museum.

Job Summary: The Building Operations Manager is responsible for coordinating the day-to-day maintenance and administrative oversight of the community's physical environment. This position ensures the building remains safe, well-maintained, and fully compliant with local, state, and federal regulations while managing preventative maintenance, vendor relationships, facility budgets, documentation, and building operations.

Key Responsibilities:

Oversee routine inspections, preventative maintenance, and repairs for HVAC, plumbing, electrical, life safety systems, and emergency preparedness.
Ensure the community's physical plant and equipment remain in excellent operating condition.
Perform routine maintenance and minor repairs as needed while coordinating specialized work with outside contractors and vendors.
Maintain accurate records of maintenance requests, repairs, inspections, and vendor service reports.
Develop and manage a comprehensive preventative maintenance program.
Monitor compliance with fire safety, OSHA regulations, elevator inspections, emergency lighting, and other required inspections.
Manage departmental budgets, monitor expenses, and identify cost-saving opportunities.
Assist with capital improvement planning and long-term asset management.
Develop and maintain building policies, procedures, and operational checklists.
Prepare reports for leadership regarding facility operations, projects, and regulatory compliance.
Maintain vendor contracts, certificates of insurance, and service documentation.
Coordinate and document safety drills in partnership with the Director of Nursing.
Serve as the primary point of contact for all facility and building operations.
Collaborate with department leaders to support operational needs throughout the community.
Communicate maintenance schedules and project updates with residents and staff.
Participate as a member of the leadership team to support community goals.

Requirements:

Education and Experience

High school diploma or equivalent required; technical training or trade certification preferred
Minimum of 3 years of facilities, maintenance, or building operations experience; experience in senior living or healthcare is strongly preferred.
Strong knowledge of building systems, preventative maintenance, OSHA regulations, life safety standards, and fire codes.
Demonstrated ability to independently perform routine building repairs, maintenance, and troubleshooting.
Experience managing budgets, vendors, and service contracts.
Proficiency with Microsoft Office and maintenance management software.
Ability to prioritize multiple tasks and perform effectively in a fast-paced environment.
Excellent organizational skills with strong attention to detail and follow-through.
Excellent communication, interpersonal, and customer service skills.
Ability to lift up to 50 pounds and perform occasional physical maintenance tasks.

Licensure, Registration, and Certification

Valid driver's license with reliable transportation.
Trade certification or technical certification preferred.

We compensate our staff with competitive salaries and many other benefits*.

Hours: Full-time, Monday through Friday, 8:30 AM – 5:00 PM, with some scheduling flexibility. After-hours availability is required to respond to maintenance situations.

Rate: $80,000–$90,000 annually, based on qualifications and experience.
