SUMMARY OF KEY RESPONSIBILITIES
The Grounds & Maintenance Worker performs semi-skilled work in the maintenance, care, and modification of
campus grounds, landscapes, resident homes, and common buildings.
ESSENTIAL DUTIES AND RESPONSIBILITIES
1. Perform regular and directed grounds and landscape maintenance by mowing lawns with riding or push mowers;
trimming and edging around the lake, roads, common area sidewalks, and resident sidewalks and driveways
(unless directed otherwise).
2. Safely operate light to medium vehicles such as a pick-up truck, tractors, or riding mowers following operator
instructions and wearing appropriate safety items such as goggles, gloves, or other appropriate protective
clothing.
3. Safely operate portable power tools and equipment such as chainsaws, grass trimmers, leaf blowers, pressure
washers, sprayers, paint machines and other groundskeeping equipment by wearing appropriate safety items
such as goggles, gloves, or other appropriate protective clothing.
4. Ensure that grounds and maintenance equipment and building maintenance equipment are operational by
performing routine and preventative maintenance and cleaning of tools, equipment and machines within
reasonable capabilities.
5. Remove trash designated days from resident homes and dispose in appropriate trash container.
6. Remove yard waste on designated days from resident homes and dispose in approved area.
7. Replaces and disposes of light bulbs in interior building settings using ladders, lifts, or other tools.
8. Performs painting work in the preparation, patching, finishing, and maintaining of building structures, walls,
woodwork, furniture, and equipment.
9. Performs minor maintenance work using hand and power tools by making carpentry repairs, performing minor
plumbing repairs, and replacing defective electrical switches, light bulbs, fuses, and fluorescent ballasts, and
setting, repairing, and cleaning irrigation systems.
10. Assists in moving of residents within the Village to other resident facilities either within or outside of the Village.
11. Contributes to the overall success of the campus by performing all other related duties as assigned.
REQUIRED SKILLS AND EXPERIENCE
· High school diploma or equivalent preferred.
· Prior maintenance experience a plus.
· Knowledge of tools, equipment, and safe handling practices.
· Ability to lift up to 50 lbs. and perform repetitive physical tasks.
· Reliable, punctual, and able to work independently or as part of a team.
· Attention to detail and commitment to a clean, safe environment.

WORK CONDITIONS
· Indoor and outdoor work as assigned, from 7:30 AM – 4:00 PM, Monday – Friday.
· Exposure to cleaning chemicals and moderate physical activity
