Full Job Description

Overview

We are seeking a skilled and reliable Independent Contractor Property Manager to support the ongoing care, maintenance, and oversight of multiple private residential homes and ranch properties across Austin, Blanco/Spring Branch, and San Antonio. The contractor will be responsible for performing routine property checks, coordinating vendors, completing basic maintenance tasks, and providing weekly activity reports.

The engagement includes a compensated on-call availability period for nights/weekends, with additional pay for any call-out requiring physical presence at a property.

Scope of Work

Core Property Management Services

Perform scheduled inspections and assessments of multiple residential and ranch properties.
Identify maintenance needs, safety issues, and upcoming preventative tasks.
Complete minor repairs and handyman-level tasks (fixtures, basic electrical troubleshooting, minor plumbing fixes, patch/paint, etc.).
Monitor and maintain the functionality of home systems (HVAC, plumbing, electrical, irrigation, pool/spa, well/septic).
Ensure properties remain secure, clean, and guest-ready.

Contractor & Vendor Coordination

Source, schedule, and oversee third-party vendors for larger repairs or specialized work.
Provide access to properties and supervise contractors when needed.
Verify completion and quality of contracted work.
Collect bids and provide recommendations for owner approval.

Ranch Property Support

Inspect and maintain fencing, gates, water troughs, pumps, access roads, and perimeter security.
Coordinate land maintenance such as brush clearing, mowing, and pasture care.
Oversee well systems, septic systems, and rural utility infrastructure.

Reporting & Administrative Tasks

Submit weekly activity reports summarizing:
Tasks completed
Time spent at each property
Issues identified
Recommended work or upcoming maintenance
Maintain digital logs for each property’s maintenance history.
Communicate promptly with ownership regarding urgent items or repair needs.

On-Call Availability

Provide after-hours and weekend on-call availability for urgent issues based on a pre-agreed schedule.
Receive a weekly on-call stipend for availability.
Additional hourly pay (or minimum call-out rate) applies for any emergency requiring on-site presence.

Contractor Requirements

Active 1099 status and ability to invoice monthly for services rendered.
3+ years of experience in property management, maintenance, ranch management, or related fields.
General handyman skills and working knowledge of residential systems.
Ability to coordinate, supervise, and communicate with vendors.
Reliable personal vehicle capable of accessing rural properties (gas card provided for work travel).
Owns basic tools and equipment required for minor repairs.
Strong communication, organization, and problem-solving abilities.
Tech-savvy enough to maintain logs and submit reports electronically.
Must be dependable, trustworthy, and able to work independently without direct supervision.

Preferred Qualifications

Experience with acreage, ranch, or estate properties.
Familiarity with wells, septic systems, irrigation systems, and rural utilities.
Ability to oversee small renovation or improvement projects.
Experience working with high-end or luxury residential properties.

Compensation Structure

Contractor flat monthly retainer
Gas card provided for all property-related travel.
Weekly on-call stipend for nights/weekends availability.
Extra compensation for emergency call-outs requiring on-site work.
Contractor invoices monthly for all services rendered.
