Full Job Description

Gallo Companies, a local builder, owner and manager of multi-family developments, is seeking a full-time Site Manager.

At Gallo Companies, we are customer service driven, building upscale multi-family housing developments. Our properties are positioned as a premier style of living in the communities which they reside.

This position is ideal for qualified candidates looking to be rewarded for superior performance and motivation. Our property managers will have the opportunity to manage new-build communities, with very little maintenance or rehab issues.

We are seeking the right individuals to:

· Oversee all operations of the Property

· Ensure a “Best in Class” experience to Gallo Companies tenants/customers by maintaining a consistently high level of service/responsiveness

· Regular monitoring of the competitive marketplace to ensure property is effectively positioned to compete for, win, and retain quality tenants

· Supervise, train and motivate property staff to ensure excellent customer service

· Monitor all sales and leasing activity to align with the company initiatives and occupancy goals

· Greet and tour sales and leasing prospects in coordination with Property’s leasing consultant

· Work to achieve high resident renewal and positive community reviews. Respond effectively to any concerns for swift resolution

· Oversee all aspects of the move-in/out process, to include checklists, inspections, chargebacks and deposit accounting

· Manage delinquency collections to include initiating legal processes and maintaining consistent collection efforts

· Manage the A/P process to include verifying work completed to company standard and invoiced properly

· Ensures adherence to Property Management operational policies and procedures and effectively communicates the information to prospects, residents and guests

· Direct and work closely with the Maintenance team on all maintenance process, including work order management, unit turn maintenance and community grounds.

· Works to improve office operating policies and procedures and actively provides recommendation for areas of improvement

· Prepare weekly and monthly reports for property status in accordance with company guidelines

· Manages scheduling and monitoring of employee work schedule, to include office and maintenance

Qualified Candidates should have the following skills and qualifications:

Able to efficiently handle inquiries, disputes and questions from residents
Experience leading office and maintenance teams
Is motivated, upbeat, and able to multi-task
Detail-oriented and organized
Can demonstrate excellent communication skills
A strong team builder
Experience with financial reports and ability to provide financial analysis.
High energy and constant positive attitude.
Excellent oral and written communication skills.
Use of various computer software applications related to general business practices
High School diploma – some college preferred
4+ years of property experience required, 1+ in a management position
Yardi experience required
Proficiency in Office 365

To be determined based on experience
