Full Job Description

Job Overview
We are seeking a skilled and dedicated Building Engineer to join our team. The ideal candidate will be responsible for maintaining and operating building systems to ensure a safe and efficient environment. This role requires a strong focus on customer service, technical expertise, and the ability to troubleshoot various mechanical systems. The Building Engineer will work closely with facility management to uphold the highest standards of building maintenance and operations.

Responsibilities

Maintain and operate HVAC, plumbing, electrical, and mechanical systems within the building.
Conduct regular inspections of building systems, equipment, and grounds to identify any issues or potential problems.
Respond promptly to maintenance requests from residents and address any concerns or issues in a timely manner.
Respond promptly to resident requests, providing exceptional customer service at all times.
Perform general building maintenance tasks, including painting, carpentry, plumbing repairs, electrical, drywall, doors, windows, concrete, flooring and other related duties.
Maintain accurate records of all maintenance activities, including work orders, inspections, and repairs.
Collaborate with other maintenance staff to ensure timely completion of projects and repairs.
Performs daily routine maintenance throughout the building.
Performs assigned preventive maintenance on equipment, machinery, buildings and facilities. Completes work order records and required documentation of maintenance activity.
Operates, monitors and maintains Pneumatic tube systems, HVAC systems, electrical system. Maintains, pumps, compressors, and associated machinery in accordance with SOPs (Standard Operating Procedures), internal requirements, manufacture’s specifications and safety policies.
Determines type and extent of malfunctions and adjusts, repairs or replaces parts or components, reassembles and tests for proper operation.
Reports more serious problems to supervisor for instructions or maintenance scheduling while following safety protocol.
Read and interpret schematics to troubleshoot and repair equipment effectively.
Perform stick welding tasks as needed for repairs or modifications.
Conduct regular inspections using precision measuring instruments to ensure all systems are functioning optimally.
Utilize ammeters and other diagnostic tools to assess system performance and identify issues.
Assist in the installation of new equipment or systems as required.
Assumes other duties and responsibilities that are related and appropriate to the position and area. The above responsibilities are a general description of the level and nature of the work assigned to this classification and are not to be considered as all-inclusive.

Experience

Proven experience as an industrial mechanic or in a similar role within building maintenance.
Five years’ experience working in a High rise, a condominium or apartment building; or working for a mechanical or general contractor, or experience in a commercial service environment.
Successful completion of an approved and accredited Trade School or apprenticeship program Preferred.
Familiarity with logic controllers and their applications in building systems is preferred.
Strong understanding of customer service principles and practices.
Ability to work independently as well as part of a team in a fast-paced environment.
Excellent problem-solving skills with a hands-on approach to troubleshooting mechanical issues.
Previous experience using precision measuring instruments is advantageous.
