The Maintenance/Grounds Technician performs a blend of facility maintenance and campus groundskeeping duties to maintain a safe, functional, and visually appealing environment.
Responsibilities include preventive maintenance, basic repairs, landscaping, and seasonal services such as snow removal while supporting a high level of customer service and to ensure the functionality, safety, and appearance of the senior living community. Key responsibilities include basic electrical, plumbing, HVAC diagnostics, painting, carpentry, snow removal, weed control, mowing, planting, pruning, edging, mulching and assistance with furniture moves. This role may involve collaborating with outside contractors and requires participation in an on-call rotation. The technician ensures that all duties align with company policies, values, and applicable laws and regulations, while promoting a safe, efficient, and customer-focused environment that supports the well-being of all residents and staff.
The following duties are considered essential functions of the position, although the frequency of each duty may vary based on operational need, season, weather events, and work orders:
- Perform routine building maintenance, repairs, and inspections
- Complete electrical, plumbing, and HVAC troubleshooting tasks
- Maintain functional plumbing systems and perform minor repairs
- Service sewer piping and grease traps
- Execute painting, drywall, and carpentry work
- Support resident furniture moves and room setups
- Perform landscaping: weed control, mowing, planting, pruning, edging, mulching
- Operate and maintain grounds and facility equipment
- Assist with stormwater system maintenance
- Snow and ice removal including plowing, salting, shoveling
- Seasonal landscaping installations and cleanup
- Complete assigned work orders in a timely manner
- Comply with required training, certifications, and ongoing education to meet regulatory and organizational standards

- This is a full-time Standard days and hours of work are Monday through Friday, 7:30 a.m. to 4:00 p.m. This position requires on-call duty and the ability to work during nonstandard hours when the need arises.
- High school Diploma or GED (Required)
- Must also meet one of the following qualifications:
- Associate degree from an accredited technical school;
- Technical certificate from an accredited program; or
- Five (5) or more years of verified maintenance experience.
- 1–3 years grounds or landscaping experience (Preferred)
- 2-5 Years Construction Maintenance (Required)
- 2-5 Years Basic Plumbing skills (Required)
- 2-5 Years Basic Electrical skills (Required)
- Completion of the Highlands Hearthstone Ambassador training within 30 days of employment (Required)

- Valid Pennsylvania Driver's License and acceptable MVR (Required)
