Assistant General Manager

Woodson Bend Resort is seeking a full-time Assistant General Manager to support the leadership and daily operations of a complex private resort and condominium association located on Lake Cumberland in Bronston, Kentucky.
Woodson Bend is a private resort community consisting of approximately 480 individually owned condominium units, an 18-hole championship golf course, food and beverage operations, marina and boat storage, common-area amenities, private infrastructure, roads, water/sewer operations, security, capital projects, and owner association governance.
This is not an entry-level management position. We are seeking an experienced operations leader who can manage day-to-day resort activity across multiple departments, serve as Manager on Duty, resolve owner and guest issues professionally, supervise projects and vendors, and act with full authority in the General Manager's absence.
Position Summary
The Assistant General Manager reports directly to the General Manager and shares responsibility for the daily operation of all resort and Association functions. The AGM provides hands-on leadership across maintenance, golf, food and beverage, marina and boat storage, utilities, security, amenities, and administration; ensures policies and standards are consistently enforced; and serves as the primary operational point of contact when the General Manager is unavailable.
The ideal candidate is a working manager — visible on the property, known to owners and staff, and comfortable moving between a contractor walkthrough, a kitchen staffing gap, and a Board committee meeting in the same day.
Essential Duties and Responsibilities
Operations Leadership
- Oversee daily operations across all departments in coordination with department heads.
- Serve as Manager on Duty on a rotating schedule, including weekends, evenings, and holidays.
- Act with full operational authority in the General Manager's absence.
- Conduct regular property inspections covering grounds, buildings, amenities, roads, and common areas.
- Ensure consistent enforcement of Association rules, policies, and community standards.
- Coordinate emergency response, incident documentation, and after-hours issue resolution.
Staff Supervision and Development
- Provide direct supervision and support to department heads and front-line staff.
- Assist with hiring, onboarding, scheduling, training, and performance management.
- Model and enforce service standards across owner-facing and guest-facing roles.
- Foster accountability, safety, and professionalism across all departments.
Owner and Guest Relations
- Serve as an accessible, professional point of contact for owners, renters, and guests.
- Investigate and resolve complaints, disputes, and rule violations with documentation.
- Support owner communications, notices, and community updates.
- Represent management at owner functions, committee meetings, and community events.
Utilities and Infrastructure
- Provide operational oversight of the Association's private water and sewer systems in coordination with licensed operators.
- Ensure regulatory compliance, required testing, reporting, and recordkeeping for water and wastewater operations.
- Coordinate response to utility outages, line breaks, and infrastructure failures, including after-hours emergencies.
- Oversee preventive maintenance schedules for utility plants, lift stations, roads, and drainage systems.
- Support long-term infrastructure planning, capital replacement schedules, and engineering coordination.
Project, Vendor, and Contract Oversight
- Monitor capital projects, repairs, and maintenance work for quality, timeline, and scope.
- Coordinate contractors and vendors; verify work is complete before payment approval.
- Obtain and evaluate bids and proposals for management review.
- Track project punch lists, warranty items, and follow-up work.
Administration and Reporting
- Prepare operational reports, incident summaries, and project updates for the General Manager and Board.
- Assist with annual budgeting and monitor departmental spending against budget.
- Support policy development, documentation of procedures, and process improvement.
- Assist with property management system operations, point-of-sale oversight, and technology adoption.
Marina and Waterfront Operations
- Oversee daily marina operations including dock facilities and boat storage.
- Administer slip assignments, waitlists, storage agreements, and related owner billing coordination.
- Ensure compliance with lake regulations, environmental requirements, and marina safety standards.
- Monitor dock, ramp, and waterfront infrastructure condition; coordinate repairs and dredging or permitting needs.
- Manage weather-event preparation and response for waterfront assets, including water-level fluctuations on Lake Cumberland.
Required Qualifications
- Minimum 5 years of progressive management experience in resort, hospitality, club, property management, HOA/POA, retail, or multi-department operations.
- Demonstrated experience supervising staff across multiple functions or departments.
- Strong written and verbal communication skills; able to de-escalate conflict professionally.
- Working knowledge of budgets, scheduling, vendor management, and basic contract oversight.
- Strong technology aptitude — confident with computers, Microsoft Office/Excel, cloud-based platforms, and modern business systems; able to learn property management, point-of-sale, and payment software quickly and help staff adopt new tools.
- Availability for weekends, evenings, holidays, and on-call rotation.
- Valid driver's license.
Preferred Qualifications
- Bachelor's degree in Hospitality, Business Administration, or related field.
- Experience in a condominium association, HOA, golf, marina, or food and beverage environment.
- Experience working with a Board of Directors or owner governance structure.
- CMCA, AMS, PCAM, or similar community management credential.
- Facilities, construction, or capital project oversight experience.

Work Environment
This is an on-site position at Woodson Bend Resort in Bronston, Kentucky. The role combines office work with regular time outdoors and across the property in all seasons. Evening, weekend, and holiday coverage is required on a scheduled and on-call basis.
