Full Job Description

Overview

We are a growing Residential Remodeler in the Germantown area. We have been in business 22 years and are seeking an experienced Residential Construction Cost Estimator to join our team.

You will be responsible for accurately estimating costs for residential construction projects.

This position is 90% in an office setting and requires the ability to sit and type for hours.

Responsibilities

The Cost Estimator is responsible for overseeing the full lifecycle of project estimating, contractor bidding and obtaining new sub contractors
This position leads the Pre-Construction process by providing precise pricing and scope clarification
Work closely with the sales and design team to determine project price points
Review project drawings, notes, specifications to perform accurate material take-offs and labor assessments
Develop and maintain competitive bid pricing (internal and subcontractor)
Maintain a repository of all documentation for proposals: including plans, drawings, specs, take-off lists, labor bids - detailed records of estimates within company project management software
Provide initial project budgets to sales team - attention to detail is a must
Prepare templates for project type specific estimates
Provide checklist templates for sales team to ensure all project scope items are captured from clients
Provide complete and accurate proposals on a deadline
Provide weekly reporting to management regarding status of outstanding proposals and subcontractor bidding
Attend project management and sales meetings as required
Provide subcontractor W-9 and COI collection support to Accounting
Seek and develop new trade specific subcontractors
Attend project onsite subcontractor meetings and site walk throughs as required
Utilize established estimating tools and provide input on implementation of improvements
Review and interpret construction blueprints, technical drawings, and specifications to determine material and labor requirements.

Qualifications

Strong interpersonal and relationship building skills - must be an active listener
Excellent written and verbal communication skills - focus on team work
Strong organizational skills
Proficiency in Microsoft Office and Google Workspace
Ability to read and interpret plans and specifications
Strong math and analytical skills, including cost analysis interpretation
Knowledge of residential and commercial construction estimating
Ability to manage multiple priorities and deadlines simultaneously
8+ years of experience in construction estimating, project management or site supervision
Proven track record of developing profitable contractor relationships
Experience managing bids, take-offs and project data
Experience with BuilderTrend or BuilderPrime preferred
Ability to climb a ladder and pick up 50 lbs from the floor
A Bachelor’s degree in Construction Management or related field is a plus
