About Us:

PROACTIVE Vacations provides full property management services for vacation rentals in Holden Beach, NC. The company is locally owned and has proven itself to be highly successful and quickly moved to the top service provider in our local market. Transparency, fairness, and being relationship oriented are just a few of the company values that PROACTIVE has built its success on.

Work culture is fast paced, professional, and at the same time not high pressured. A "team" working environment with collaboration in problem solving is highly promoted and rewarded. While necessary skills are important, attitude, character, and team play are just as crucial. Six months out of the year are fairly intense in the work place, while the other six months are more laidback and spent in planning/implementing for the next year. We are a small company with a big presence in Holden Beach. Innovation with a "can-do" attitude, work in casual attire, and opportunity for growth.

Responsibilities:

Manage all aspects of 50-60 vacation rental properties within company portfolio
Utilize and assist in managing company PMS (Property Management System), currently Streamline and other integrated technology to facilitate management of vacation rentals.
Maintain organized files and documentation related to properties, contracts, and administrative tasks
Provide excellent customer service by responding to inquiries, resolving issues, and selling/providing company services.
Demonstrate professionalism that is relationship centered when communicating with owner, guests, and vendors
Perform data entry and maintain accurate records in various systems
Manage vendor relationships and ensure timely completion of contracted services
Collaborate with and provide leadership/supervision for other team members in conjunction with General Manager.
Property Manager reports to General Manager for company and will be responsible for all aspects of vacation property management.

Experience, Skills, and Qualifications:

Proven experience in vacation property maintenance or facilities management
Familiarity with PMS software and its implementation
Strong administrative skills, including file management and data entry
Excellent customer relationship management skills
Ability to effectively communicate with customers, vendors, and team members
Knowledge of contract management principles
Knowledge of residential home systems and components.
Experience and Knowledge in working with all legal and regulatory aspects as it pertains to vacation property management and in particular the NC Vacation Rental Act.
Strong project management skills to assist with updating, repair, and maintenance of residential properties.
Candidates should have an innovative and creative mindset that is always forward thinking.

Qualifications:

Valid NC Drivers License
Reside or relocate within 30 minutes of office location.
NC Real Estate Brokers License (not required, but a plus)
Candidates with Streamline PMS experience is a plus.
Minimal HS Diploma
Other Skills: Use of MS Word and Excel, Excellent Communication Skills both written and oral, typing, excellent computer skills, use of modern phone apps and texting.

Hours: During the time period of June thru August, Saturdays are required work days, averaging 45-50 hours per week. April, May, September, and October, requires alternating Saturdays, averaging 45 hours per week. November - March, some Saturday's required, averaging 40 hours per week.

Salary: Salary range is based on previous experience, skills, education, and license(s)/certifications.
