Position Overview

We are seeking a driven and entrepreneurial Commercial Junior Agent to join our growing Brokerage team. This individual will play a hands-on role in sourcing and executing tenant leases for the Company’s land developments, flex industrial projects, and retail properties, as well as assisting in the sale of office condominium units. The ideal candidate brings a minimum of three years of commercial real estate experience, thrives in a commission-based environment, and is eager to grow within a vertically integrated firm with a significant and active portfolio in The Woodlands and the greater Houston market.

Key Responsibilities

Proactively source and prospect tenants for the Company’s land developments, flex industrial projects, and retail properties through cold outreach, networking, broker relationships, and market canvassing.
Market, show, and lease land, flex/industrial, and retail properties within the Company’s portfolio, managing prospects through the full leasing cycle from initial inquiry to executed lease or sale.
Assist in the sale of office condominium units, including preparing offering materials, coordinating showings, qualifying buyers, and supporting transaction management through closing.
Build and maintain a robust pipeline of prospects using CRM tools, tracking all activity, follow-ups, and deal status with discipline and accuracy.
Prepare and present leasing or sales proposals, letters of intent, deal summaries, and responses of the same; collaborate with internal teams and legal counsel to finalize lease documents.
Conduct market research and competitive analysis to identify leasing trends, comparable rents, and emerging opportunities within the flex industrial, retail, and office condo sectors.
Represent Newman Commercial Real Estate with professionalism and integrity in all tenant and buyer interactions, reinforcing the Newman Standard of quality and trustworthiness.
Accompany prospective tenants and/or tenant rep brokers to property sites to discuss property features, leasing rates, and terms.
Draft contracts and works with legal team to memorialize post-closing development agreements for land development sales.
Maintain current knowledge of market conditions, property values, and legislation that may affect the real estate industry.
Collaborate closely with the senior broker and development team to align leasing activity with project timelines, absorption goals, and asset performance targets.

Qualifications

Bachelor's Degree (BA/BS) from a four-year college or university required.
Minimum of three (3) years of commercial real estate brokerage experience, with demonstrated involvement in tenant representation, landlord leasing, or commercial sales.
Active Texas Real Estate license required; CCIM, SIOR, or other commercial designations are a plus.
Familiarity with commercial land, flex industrial, retail, and/or office product types in the Greater Houston MSA.
Proven ability to self-source leads and manage a pipeline to close; must be comfortable operating on straight commission with no base salary.
Strong attention to detail and organizational skills.
Ability to meet deadlines and work both independently and in a team environment.

Skills & Competencies

Tenacious, self-motivated prospector with a hunter’s mentality and a high sense of urgency.
Excellent verbal and written communication skills; polished presentation and negotiation ability.
Proficiency with CoStar, LoopNet, and CRM platforms; working knowledge of lease structures and commercial real estate financial fundamentals.
Strong market knowledge of The Woodlands, North Houston, and surrounding submarkets.
High ethical standards consistent with the Company’s core values; reputation for integrity, reliability, and fair dealing.
Collaborative team player who also operates effectively with independence and accountability.
Requires intermediate analytical and quantitative skills and conducts basic financial analysis.
Ability to interface with clients and work in a fast-paced environment.
Have excellent interpersonal communication skills, both oral & written.
Ability to provide efficient, timely, reliable, and courteous service to customers.

Work Environment

Full-time, independent contractor position.
Compensation is straight commission; no base salary. Competitive commission splits commensurate with experience and production.
Office-based with flexibility in the field for property tours, client meetings, and market activity.
Reports directly to Senior Broker / Team Lead.

Pay: Up to $250,000.00 per year
