JOB OBJECTIVES: Under the immediate supervision of the Maintenance Supervisors incumbent is responsible for performing maintenance on all County buildings and grounds.
ESSENTIAL JOB FUNCTIONS:
- Open, complete and close work orders from County departments through computer program (Facility Dude).
- Perform maintenance on electrical and plumbing fixtures and equipment,
- Perform maintenance on various machines and equipment.
- Cut and trim lawns, pull weeds and trim hedges.
- Move furniture.
- Build, assemble, and install office equipment.
- Prepare walls and areas for painting; paint inside and outside.
- Perform maintenance on lawn and garden equipment.
- Remove snow from sidewalks and steps and salting.
- Plow snow.
- Maintain an on-call status, twenty-four (24) hours per day.
- Operate a motor vehicle as needed to perform the essential functions.
- Demonstrate regular and predictable attendance.
NON-ESSENTIAL JOB FUNCTIONS:
- Perform all aspects of floor maintenance such as stripping, waxing and buffing.
- Perform all aspects of carpet maintenance.
- Empty trash and recycling bins.
- Vacuum, dust, and mop buildings.
- Clean windows, bathrooms and public spaces.
- Sweep and clean up debris from sidewalks and grounds.
- Perform related Essential and Non-Essential functions as needed.
- Perform other duties as assigned by Supervisor.
I. JOB REQUIREMENTS
Equipment: Ability to use the following equipment: piper threader, table saw, sewer machine, grinder, miter saw, engraving machine, router, various hand tools, forklift, computer, battery charger, and test meter.
Critical Skills/Expertise:
- Knowledge of plumbing and electrical.
- Knowledge of carpentry skills.
- Knowledge of sanitation procedures.
- Knowledge of floor and carpet cleaning procedures.
- Knowledge of wall preparation, painting and clean-up procedures.
- Knowledge of landscape and lawn care.
- Ability to read and follow instructions.
- Ability to perform work with little supervision.
- Ability to drive a snow plow truck.
Job Standards: High School education is required along with special training in various maintenance procedures. Must possess a valid Ohio driver’s license and maintain continuing eligibility under the existing County driver eligibility standards.
II. DIFFICULTY OF WORK
Work consists of varied, non-standardized tasks requiring the knowledge of established policies, rules, procedures and laws, and maintenance procedures
III. RESPONSIBILITY
Supervisor provides general guidance allowing for the planning of procedures and methods to attain objectives. Errors are readily detected in the normal course of work by standard checking resulting in little or no difficulty in loss of time to correct.
IV. PERSONAL WORK RELATIONSHIPS
Incumbent has contact with co-workers, employees throughout the various county locations, departmental directors, elected official and the general public. The purpose of these contacts is to receive and assign work and to ensure that proper operation and building maintenance is accomplished.
V. PHYSICAL EFFORT AND WORK ENVIRONMENT
Physical Requirements: Incumbent’s work is identified as heavy work, requiring the lifting of up to fifty (50) pounds occasionally. Ability to operate a motor vehicle.
Physical Activity: Incumbent performs the following physical activities: climbing, balancing, stooping, kneeling, crouching, crawling, reaching, walking, pushing, pulling, lifting, fingering, grasping, feeling, talking, hearing, driving, and repetitive motions.
Visual Activity: Incumbent performs work where the seeing job is at or within arm’s reach. Must be able to drive a truck, forklift and tow motor.
