We are looking for a Property Manager / Resident Services Coordinator who combines strong property-management skills with genuine people skills and a commitment to serving residents.
THE OPPORTUNITY
As a Property Manager / Resident Services Coordinator, you will take ownership of the successful day-to-day operation of one to four affordable housing communities while serving as an important resource and advocate for residents.
You will oversee leasing, rent collection, compliance, budgeting, maintenance, staff, vendors, and property performance, while also helping residents access services and resources that support safe, stable, and independent living.
This is a hands-on position for someone who can balance operational excellence with compassionate, professional resident service.

KEY RESPONSIBILITIES
Property Management
- Manage the daily operations of assigned affordable housing communities.
- Drive leasing, marketing, applications, certifications, recertifications, move-ins, and move-outs.
- Maintain the highest possible occupancy and support resident retention.
- Collect rents, monitor delinquencies, and manage payment arrangements.
- Monitor property budgets, expenses, invoices, and financial performance.
- Maintain accurate, complete, confidential, and inspection-ready property and resident files.
- Ensure compliance with HUD, Rural Development, Fair Housing, and other applicable requirements.
- Prepare for and participate in property, regulatory, and compliance inspections.
- Supervise and support on-site maintenance and cleaning staff.
- Coordinate maintenance, work orders, unit turnovers, preventative maintenance, vendors, contractors, and capital improvements.
- Conduct regular property inspections and ensure buildings, grounds, units, and common areas meet Stanford standards.
- Partner with the Senior Property Manager and home office on reporting, budgets, goals, projects, and problem-solving.
Resident Services
- Build positive, professional relationships with residents and serve as a trusted resource within the community.
- Identify resident needs related to safe and independent living.
- Connect residents with appropriate community services, benefits, programs, and local providers.
- Assist residents in accessing resources related to health, wellness, safety, employment, education, benefits, and other support services.
- Coordinate or facilitate resident educational programs and community activities.
- Encourage resident engagement and help strengthen a positive sense of community.
- Establish relationships with local service providers, community organizations, advocacy groups, and other resources.
- Respond to resident concerns professionally, respectfully, and promptly.
- Maintain appropriate professional boundaries and protect resident confidentiality.
- Document resident interactions, referrals, plans, and services appropriately.
Stanford’s existing Resident Services Coordinator role specifically centers on identifying resident needs, developing service plans, connecting residents with community services, and supporting residents living independently.

REQUIREMENTS
- High school diploma or GED.
- Minimum of two years of experience managing subsidized or affordable residential communities, or an equivalent combination of education and experience.
- Experience in resident services, advocacy, service coordination, or problem-solving is preferred.
- Knowledge of Fair Housing laws and regulations.
- HUD, Rural Development, or affordable housing experience preferred.
- Proficiency in Microsoft Word, Excel, and Outlook; ability to quickly learn property management software.
- Strong math skills and comfort working with budgets and financial information.
- Valid driver's license, current insurance, and reliable transportation.
- Ability to travel between properties as needed.
- COS or STAR certification preferred; Stanford will assist with obtaining applicable certification.

Pay: $45,000.00 - $50,000.00 per year
