Job Summary
The Builder Agent is a field-based, account-focused B2B sales role responsible for expanding and strengthening Velocity Real Estate's partnerships with national and regional homebuilders across Port St. Lucie and the greater Treasure Coast.
This is not a traditional buyer/seller agent position. It is an account executive role dedicated to generating consistent builder-to-agent referrals by becoming a trusted extension of each builder's on-site sales team.
You will own a defined geographic territory and treat every builder community in it as a business account to be developed. Your focus is building high-trust relationships with on-site builder representatives, identifying buyers who need to sell before they buy, and positioning Velocity Real Estate as the go-to partner for solving contingent sales, lease exits, and financing obstacles.
We are hiring two to three people for this territory. This is a ground-floor seat on a model that is already working, not an experiment.
Core Purpose of the Role
To increase new-construction sales by helping builder representatives convert buyers they would otherwise turn away, and to establish Velocity as the preferred real estate partner for contingency, resale, lease, and related needs throughout the Treasure Coast.
Here is the problem you are solving. A builder's on-site rep is measured on selling finished inventory. When a prospect walks in who loves the home but has a house to sell, that rep's instinct is to move them aside and wait for a cleaner buyer. That prospect gets written off. Your job is to be the person the rep calls instead — the one who takes that buyer, sells their departing home, and gets the builder a closing they had already given up on.
You are not competing with anyone for those deals. You are monetizing the pile everyone else discards.
The Territory
Port St. Lucie is the anchor: Tradition, St. Lucie West, Southern Grove, Wylder, Veranda Falls, and the surrounding master-planned corridors. The territory extends through Martin County — Stuart, Palm City, Jensen Beach, Hobe Sound — and north into Fort Pierce and Vero Beach.
This is one of the most active new-construction markets in Florida, with heavy national and regional builder presence and dozens of active communities within a 40-minute drive. The density is the opportunity: a disciplined person can be in five to eight model homes a day without ever getting on I-95 for long.
What the Job Actually Looks Like
You are in the field five days a week, visiting new home models. That is the job.
Over your first several months, you will build a working book of roughly 150 to 200 on-site new home salespeople across your territory. You will know their names, their inventory, their quotas, and which of them owe you a call back. You will visit on a rhythm, not at random.
The conversation you are having, over and over, is a version of this: "Do you have a client who would buy today if they didn't have a home to sell? If I could take that off their plate and let them keep their equity, would you refer them to me?"
That is a permission question, not a pitch. Sales reps answer it from their own memory of dead deals.
As accounts mature, you will escalate. You will ask your best reps to introduce you to their sales manager, and you will get in front of entire sales offices to present. Sales managers care about their team hitting numbers. Division presidents care about contingencies killing deals and absorption falling short. You will learn to tell the same story three different ways depending on who is across the table.
What you will not be doing: cold calling consumers, buying leads, sitting open houses, floor duty, or chasing Zillow inquiries. Your pipeline comes from relationships you build with professionals.
Top Responsibilities
- Conduct daily community visits across the Treasure Coast to meet with on-site builder representatives.
- Build and maintain a book of 150+ builder sales professionals, with a documented visit cadence for each.
- Build long-term B2B relationships with national and regional homebuilder organizations at the rep, sales manager, and division level.
- Present and position Velocity's programs to help builder reps convert buyers they would otherwise lose.
- Identify and capture opportunities where buyers need to sell first, exit a lease, overcome financing challenges, or need additional real estate support.
- Maintain consistent, disciplined follow-up. Deepen relationships and grow referral volume account by account.
- Manage your territory strategically: prioritize builders, communities, and contacts by opportunity, not by convenience.
- Log every visit, contact, and opportunity in the CRM and hit weekly activity KPIs.
- Serve as the liaison between builder representatives, clients, and the internal team.
- Deliver in-office presentations to builder sales teams as accounts mature.
- Collaborate with leadership to sharpen messaging, territory strategy, and builder penetration.
Tools, Systems, and Support
You sell. We handle the rest.
Full transaction and admin support. Ownership handles transaction coordination directly. Offers, listing agreements, contract-to-close management, deadline tracking, and compliance are managed in-house. You are not spending your evenings chasing signatures or building disclosure packets.
BoldTrail back office. Full CRM and back office for contact management, pipeline tracking, transaction management, and commission reporting. You will have your own account and your own pipeline visibility.
Google Sheets operating system. Our territory management, builder directory, visit logs, referral tracking, and performance scorecards run on purpose-built Google Sheets tools. You will know exactly where you stand on activity and production at any moment, and so will we. Comfort in Sheets is a real requirement, not a nice-to-have.
Builder directory and visit tracking. You will inherit a structured database of builder divisions, communities, contacts, and policies, and you will contribute to it. Every visit is captured through a mobile intake form that feeds your scorecard automatically.
Direct access to ownership. This is a small, fast team. You will be trained personally, you will ride along, and you will get real-time coaching on live opportunities.
What Success Looks Like
First 30 days: You have mapped every active builder community in your territory, met a meaningful share of the on-site reps, and built your initial book with a visit cadence assigned.
First 90 days: You are a familiar face. Reps know your name and what you do. You have your first referrals in the pipeline and your first sales manager meeting booked.
Ongoing:
- Builder representatives contact you proactively when a buyer has a home to sell, a lease to exit, or a financing obstacle.
- Your accounts reliably produce quality referral opportunities every month.
- You consistently meet or exceed visit, referral, pipeline, and conversion KPIs.
- You have a predictable pipeline built entirely from accounts you developed.
- Builder sales teams across the Treasure Coast see Velocity as the partner who makes their jobs easier.
Compensation
This is a 1099, commission-only role with no cap. Average deal sizes are $11,000.
Earnings are driven entirely by the territory you build. The people who succeed in this role treat it as a business, not a job.
Ideal Candidate Profile
- Active Florida real estate license (required).
- Reliable vehicle and a willingness to be in the field five days a week. This is not a remote or hybrid role.
- Strong sales instincts with a B2B and account-management mindset.
- Comfortable walking into a model home cold, starting a conversation with a stranger, and handling objections on the spot.
- Confident, personable, professional, and solutions-driven. You will be representing Velocity to builder executives.
- Disciplined with CRM entry, pipeline management, and follow-up. If you hate documentation, this is not your role.
- Functional in Google Sheets.
- Self-motivated and comfortable owning a territory with real autonomy and real accountability.
- Motivated by metrics, relationships, and long-term career growth over a quick check.
Prior new-construction, mortgage, title, or B2B/outside sales experience is a significant plus. So is existing relationships with builder sales teams on the Treasure Coast.
