Executive Director / General Manager (Year-Round)
Position Summary-Reports to the Board of Directors
The General Manager serves as the chief executive officer of the Association and is responsible for the overall leadership, administration, financial performance, regulatory compliance, member satisfaction, and operational success of the campground, waterpark, condominium, and resort amenities. The General Manager implements Board policies, oversees department managers, develops organizational goals, and ensures the safe, efficient, and profitable operation of the resort.
Essential Responsibilities
Leadership & Administration:
- Provide overall leadership and direction for all resort operations.
- Implement policies and directives established by the Board of Directors.
- Develop annual goals, objectives, and operational plans.
- Promote a positive organizational culture focused on professionalism, accountability, safety, and customer service.
- Supervise year-round management staff and oversee seasonal management personnel.
- Conduct year-round employee performance evaluations.
- Recommend organizational structure, staffing levels, and operational improvements.
- Maintain effective communication with the Board of Directors, members, seasonal campers, condominium owners, guests, and staff.
- Attend and participate in Board and membership meetings.
Financial Management:
- Work with the BOD to Develop and administer annual operating and capital budgets.
- Monitor financial performance and recommend corrective action when necessary.
- Review revenues, expenses, occupancy trends, and operational metrics.
- Authorize expenditures within the scope of the Procurement Policy.
- Assist in the development of reserve funding and capital improvement plans.
- Work with auditors, accountants, financial institutions, and consultants as necessary.
- Present financial and operational reports to the Board.
Human Resources & Personnel Management:
- Oversee recruitment, hiring, onboarding, and retention strategies.
- Ensure proper staffing levels throughout the operating season.
- Supervise management staff and support employee development.
- Administer personnel policies and procedures.
- Address employee relations issues and disciplinary matters.
- Promote workplace safety and compliance with employment laws.
Risk Management & Compliance:
- Maintain oversight of organizational risk management programs.
- Ensure compliance with applicable federal, state, and local regulations.
- Oversee OSHA compliance efforts and workplace safety initiatives.
- Coordinate incident reporting and investigation procedures.
- Ensure proper insurance coverage is maintained.
- Oversee emergency preparedness and crisis response planning.
- Work cooperatively with legal counsel, insurance carriers, and regulatory agencies.
Operational Oversight:
- Provide strategic oversight of:
- Campground operations
- Waterpark operations
- Food and beverage services
- Housekeeping services
- Security operations
- Camp store operations
- Activities and entertainment
- Maintenance and facilities operations
- Monitor service quality and guest satisfaction.
- Evaluate operational efficiencies and recommend improvements.
- Ensure seasonal managers have adequate resources and support.
Member, Guest & Community Relations:
- Respond to significant member, owner, seasonal camper, and guest concerns.
- Foster positive relationships with members and stakeholders.
- Represent the Association in interactions with governmental agencies, vendors, contractors, and community organizations.
- Promote a welcoming and professional environment throughout the resort.
Capital Improvements & Long-Term Planning:
- Assist the Board in identifying long-term capital improvement needs.
- Participate in reserve study planning efforts.
- Oversee implementation of approved capital projects. (ie bid procurement, etc)
- Monitor project budgets and timelines.
- Coordinate with consultants, engineers, architects, and contractors as necessary.
Board Relations:
- Serve as the primary liaison between staff and the Board of Directors.
- Provide regular operational, financial, and strategic updates.
- Prepare reports and recommendations for Board consideration.
- Implement Board-approved policies, projects, and initiatives.
- Advise the Board on operational, regulatory, and risk management matters.
Education & Experience
Required
- Bachelor's degree in Business Administration, Hospitality Management, Recreation Management, Public Administration, risk management, or related field; equivalent experience may be substituted.
- 5+ years of multi-faceted business management experience.
- Experience supervising multiple departments and managers.
- Budgeting and financial management experience.
Preferred
- Resort, campground, hotel, waterpark, or HOA/association management experience.
- Risk management, OSHA, or Human Resource experience.
- Professional certifications in hospitality, recreation, or management.

Compensation:
- Annual Salary $80,000 to $105,000 commensurate to education and experience
- Monthly health insurance stipend
