Full Job Description

About the Role

We're looking for an experienced, detail-driven accountant to own the day-to-day integrity of our books across all properties and entities — keeping every set of books correct, current, and closed on a regular cadence so that year-end is a non-event instead of a scramble.

The right person has confidence in commercial real estate and property-management accounting and understands clearing accounts, tenant security deposits, operating accounts, inter-entity activity, tenant recoveries/CAM, and the rhythm of period closings. They're also genuinely comfortable with and embrace technology — quick on the computer, eager to adopt better tools, and always looking for a cleaner, faster process.

What You'll Own

General Ledger & Month-End Close

· Keep the general ledger clean and current across all properties and entities.

· Troubleshoot and resolve out-of-balance accounts, misclassifications, and other GL anomalies.

· Prepare and post reclassification and correcting entries with clear documentation and audit trails.

· Build, maintain, and upload monthly recurring journal entries — and refresh/re-create the recurring entry schedules at the start of each year.

· Perform monthly close for each property on a disciplined schedule so books stay current and reconciliations never pile up. The goal is to minimize annual headaches caused by deferred reconciliations and analysis.

Reconciliations & Account Analysis

· Reconcile all bank and GL accounts monthly, including operating accounts, tenant security deposit / escrow accounts, and clearing accounts.

· Analyze and roll forward key balance sheet accounts, including prepaid expenses, accruals, real estate tax and insurance escrows, and other assets/liabilities.

· Investigate and resolve reconciling items promptly.

Commercial Lease & Tenant Accounting

· Maintain accurate tenant ledgers: base rent and other charges including security deposits.

· Prepare and reconcile CAM / operating expense, real estate tax, and insurance recoveries including annual reconciliations and true-ups.

· Record straight-line rent and tenant improvement allowances where applicable.

Fund & Partnership Accounting

· Maintain accounting for properties held in investment funds / partnerships at both the property and fund level.

· Track partners' / members’ capital contributions, distributions, and equity roll-forwards by investor.

· Support allocations of income/loss and distributions (K-1s) to investors.

· Provide fund-level schedules and reporting to support investor reporting and audits.

Inter-Entity Accounting

· Record and reconcile inter-entity / intercompany transactions between properties, funds, and the management company.

· Keep due-to / due-from accounts in balance across the entity structure and eliminate/settle balances on a regular basis.

Fixed Assets, Leases & Capitalization

· Maintain fixed asset registers and calculate/post depreciation.

· Track and amortize capitalized lease costs, leasing commissions, and tenant improvements.

· Apply capitalization policies consistently and support the treatment with supporting schedule, coordinating with outside tax accountants.

Workpapers & Tax Support

· Prepare a complete set of year-end workpapers for submission to our outside tax accountants, with a supporting schedule for each balance sheet account (except fixed assets) that ties to external documentation (bank statements, loan statements, invoices, as well as amortization schedules, etc.).

· Prepare and post adjusting journal entries identified through workpaper preparation and tax review.

· Serve as the primary point of contact for the tax accountants, responding to questions and providing requested support.

Reporting & Compliance

· Review monthly financial reports for each property/entity, identify errors, and correct them before statements go out.

· Prepare and file 1099s (and related information reporting) accurately and on time.

What We're Looking For

Required

· CPA (or CPA candidate / actively pursuing) with a bachelor's degree in accounting or finance.

· Commercial real estate and/or property management accounting experience, including working across multiple properties and multiple legal entities.

· Fund accounting experience — accounting for real estate held in funds / partnerships, including partners' capital, contributions and distributions, and investor allocations.

· Strong command of the full-cycle GL and month-end close, including journal entries, reclasses, and recurring entries.

· Hands-on experience with bank/account reconciliations, including operating, tenant security deposit/escrow, and clearing accounts.

· Experience with inter-entity/intercompany accounting.

· Working knowledge of prepaid expenses, fixed asset depreciation, and lease capitalization.

· Experience preparing workpapers and adjusting entries and supporting outside tax preparers.

· Experience with 1099 preparation and filing.

· Strong technology skills — highly proficient and comfortable learning new systems.

· Experience with SKYLINE, Yardi, or a comparable commercial real estate accounting/property management platform, and with an AP automation tool such as AvidXchange, is strongly preferred.

· Exceptional attention to detail, organization, and follow-through; a person who keeps things current rather than letting them slide.

Nice to Have

· CAM / operating expense reconciliation experience (office, retail).

· Advanced spreadsheet skills and comfort with automation.

· Familiarity with commercial lease terms and tenant recoveries.

· Fund-level reporting, waterfall/preferred-referred-return calculations, or investor reporting experience.

· Hands-on experience using AI tools such as Claude, ChatGPT, or similar to work more efficiently — drafting, analysis, summarizing data, or building simple automations.

· Exposure to workflow automation and system integrations.
