EXPERIENCED TITLE EXAMINER

Are you an experienced title examiner who wants to put your skills to work on projects that actually make a difference in your community?
RETIC Consulting is hiring experienced Title Examiners to work with a local government agency on right-of-way acquisition projects. You will be producing detailed title examinations and reports that help facilitate the acquisition of property for important public projects.

NOTICE: THIS IS NOT “FROM-BASE” TITLE EXAMINING. Quality over quantity.
This position involves detailed title examination and abstracting, including extensive research, chain-of-title analysis, and identification of title issues. We are looking for examiners who enjoy the research and understand that good title work requires more than simply reviewing a pre-prepared title report.
WHAT YOU’LL DO
· Prepare detailed title reports for right-of-way acquisitions.
· Examine and verify county and other public records.
· Analyze chains of title and prepare chains from Patent.
· Identify and analyze title defects, exceptions, liens, encumbrances, and other title-related matters.
· Review title reports from outside title companies, for accuracy and potential title issues.
· Prepare property reports and other title-related reports.
· Maintain and update databases containing title information and examination results.
· Determine the condition of title to property being acquired.
· Research records across multiple Arizona counties and jurisdictions.
· Provide title support to acquisition agents, attorneys, appraisers, property managers, and other project personnel.
· Assist and collaborate with fellow title examiners.
· Participate in department and project meetings.
WHAT WE’RE LOOKING FOR
Minimum 5 years of title examination experience, preferably including:
· Abstracting and extensive curative/clearing experience.
· Strong knowledge of title records and chain-of-title research.
· Experience identifying and resolving complex title issues.
· Excellent attention to detail and organizational skills.
· Strong analytical and problem-solving abilities.
· Ability to work independently while also working effectively as part of a team.
· Proficiency with Microsoft Office, Adobe Acrobat, Gmail/Google Workspace, DataTrace, and DataTree.
