Residential Construction Project Manager

Location: Tacoma, WA
Job Type: Full-Time, Exempt
Compensation: $125,000 - $150,00 Base Salary DOE, OTE $180,000+ with performance & discretionary bonuses

By combining strong operational systems, technology, and a network of skilled trade professionals, we deliver a simpler, more reliable home improvement experience for homeowners, contractors, and employees alike.

About the Role

At DwellOne, project managers are field leaders—not administrators—who solve problems, support the work and assigned teams, and do whatever is necessary to keep projects moving forward and homeowners informed.

You'll own the full project lifecycle, keeping projects on track across schedule, budget, quality, and homeowner experience. As the central point of coordination for homeowners, subcontractors, suppliers, field crews, support staff, and leadership, you'll ensure projects are completed safely, efficiently, and to DwellOne standards.

Day to Day/Responsibilities of Role

Your day typically starts in the office reviewing active projects, priorities, production schedules, and homeowner concerns with the team.

From there, you’ll spend much of your day in the field visiting jobsites, meeting with homeowners, coordinating subcontractors, inspecting work quality, solving problems, managing schedules, and executing change orders.

Your office will often be your truck. You’ll operate from your laptop, mobile hotspot, CRM, and project management systems just as often as you’ll work from a desk.

Project Leadership & Execution:
· Own projects from contract execution through completion.

· Manage schedule, budget, quality, profitability, and homeowner satisfaction

.Coordinate stakeholders and resolve issues to keep projects on track.

Field Operations & Quality Control:
· Conduct jobsite inspections and production reviews.

· Verify quality, safety, and compliance with DwellOne standards.

· Support crews and subcontractors with field leadership and problem-solving.

Homeowner Communication & Change Management

· Serve as primary homeowner contact throughout project execution.

· Manage project updates, expectations, and issue resolution.

· Create, price, and execute change orders.

· Build trust through consistent communication, responsiveness, and follow-through

Systems, Technology & Continuous Improvement

· Utilize CRM, project management, estimating, and construction management software to manage projects effectively

· Maintain project documentation, schedules, budgets, and reporting.· Improve processes, workflows, and operational best practices.

Basic Qualifications

· Demonstrated experience personally managing residential construction operations exceeding $8M + annually in production volume

· 10+ years of residential construction management experience, including 5+ years of hands-on field experience managing subcontractors, vendors, schedules, budgets, and project timelines across multiple active projects

· 5+ years of direct homeowner-facing experience managing project communications, change orders, and project issue resolution, including experience estimating and bidding residential construction projects

· 5+ years of experience utilizing Microsoft Excel, Word, PowerPoint, Outlook, and construction project management software (Procore, Buildertrend, CoConstruct, JobTread, ServiceTitan, or equivalent)

· 5+ years of experience utilizing CRM platforms such as LEAP, ServiceTitan, Salesforce, Zoho, Buildertrend, JobNimbus, or similar systems

· Valid driver’s license with acceptable driving record

Preferred Qualifications

· Bachelor’s Degree in Construction Management, Construction Science, Engineering, or related field

· PM certification(s); PMP, PMI-CP, CCM, CPC, etc

· OSHA Certification(s), CHST, or other relevant construction or project management certifications

· Previous contractor or small business ownership experience

· Experience within a startup, fast-growth company, or home services organization
