Full Job Description

Job Summary

We are seeking a Regional Commercial Property Manager to oversee the day-to-day operations of our commercial building portfolio in the Tampa FL market. The ideal candidate will have a background in facilities management, a passion for customer service and financial/accounting analytics specific to commercial real estate. This role is responsible for ensuring each property is well-maintained, and fostering positive relationships with tenants and ownership. The Regional Commercial Property Manager will also be responsible for negotiating contracts and managing the property's budget. This is an excellent opportunity to utilize your skills in customer relationship management and phone etiquette while working in a dynamic and rewarding environment.

Duties

- Manage and maintain the property's facilities to ensure a high level of cleanliness, safety, and overall condition.
- Oversee all aspects of property operations, including maintenance, repairs, and capital projects.
- Develop and implement effective strategies to improve the property's occupancy rates, reduce turnover, and increase resident satisfaction.
- Negotiate contracts with vendors, contractors, and other third-party service providers.
- Manage the property's budget, including forecasting, planning, and controlling expenses.
- Utilize accounting software to track and analyze property performance, budget, and other relevant data.
- Develop and maintain positive relationships with tenants, vendors, and other stakeholders through excellent customer service and phone skills.
- Maintain accurate records, including tenant files, maintenance records, and financial documents.
- Conduct regular property inspections to identify and address any issues or concerns.

Requirements

- Proven experience (5 years) in property management (commercial buildings).
- Strong background in facilities management, including maintenance and repairs.
- Excellent customer service and relationship management skills.
- Ability to negotiate contracts and manage the property's budget.
- Proficiency with Yardi software (or comp) and other relevant property management tools.
- Effective communication and organizational skills.
- Ability to work independently and as part of a team.
- Strong attention to detail and organizational skills.
- Ability to maintain accurate and up-to-date records and files.
- Strong phone etiquette and customer service skills.

- Financial skills to complete budgets, CAM reconciliations, and financial review.

-Microsoft Excel proficiency strongly recommended.

We offer 2 weeks PTO, 401K w/ employer match up to 6%, quarterly bonus program, paid employee health, dental, vision insurance, cell stipend, auto stipend. Salary range $65K-100K and based on experience.
