CONVENTIONAL PROPERTY MANAGER / COMMUNITY DIRECTOR

Are you an experiended, conventional multi-family property management leader seeking a challenge at a 300+ unit conventional property? ELEMENTS CHATTANOOGA is dedicated to providing exceptional living experiences for our residents and is searching for a highly experienced, energized, proactive leader to take the ball and run! This professional must prioritize resident satisfaction, community engagement, and operational excellence.

DESCRIPTION

The Community Director will serve as the 'CEO' of Elements Chattanooga and is responsible for being proactive in all things operationally onsite. The CD will manage, lead and oversee all aspects of the day-to-day operations and management. This professional is tasked with ensuring the overall success of the property, including resident relations, leasing, maintenance, financial performance, and team management.

RESPONSIBILITIES

1. Resident Relations: Build and maintain positive relationships with residents by addressing inquiries, concerns, and requests promptly and professionally. Foster a sense of community by organizing resident events, addressing feedback, and promoting a welcoming and inclusive environment.

2. Leasing and Occupancy Management: Lead and manage leasing activities, including marketing efforts, rental applications, lease negotiations, and move-in/move-out processes. Monitor (daily) occupancy levels, leasing trends, and market conditions to maximize rental revenue and occupancy rates.

3. Team Leadership and Development: Lead and motivate on-site staff. Provide guidance, training, and support to team members to ensure high performance and productivity.

4. Property Maintenance and Inspections: Ensure the physical integrity and appearance of the property by managing maintenance and repair activities, conducting regular property inspections, and addressing maintenance issues promptly. Maintain compliance with safety, health, and building codes and regulations.

5. Financial Management: Prepare and manage the property budget, including revenue projections, expense forecasting, and capital expenditures. Monitor (daily, weekly, monthly, quarterly) financial performance against budgetary goals, analyze variances, and implement strategies to optimize profitability and cost efficiency.

6. Vendor and Supplier Management: Negotiate contracts with vendors, contractors, and service providers for property maintenance, landscaping, security, and other services. Monitor vendor performance, manage vendor relationships, and ensure quality service delivery.

7. Lease Compliance and Legal Matters: Ensure compliance with lease agreements, fair housing laws, and other legal requirements. Address lease violations, evictions, and legal disputes in accordance with company policies and applicable regulations.

8. Reporting and Documentation: Maintain accurate records, reports, and documentation related to property operations, leasing activities, financial performance, and resident communications. Prepare regular reports for management and stakeholders as required.

QUALIFICATIONS

- Absolute minimum of 3 years of experience in CONVENTIONAL multi-family property management at a 250+ unit property.

- SOLID understanding of property management principles, leasing practices, and landlord-tenant laws.

- Above average leadership and team management skills, with the ability to motivate and develop a diverse team.

- High energy, proactiveness and initiative REQUIRED.

- Above average communication, negotiation, and interpersonal skills, with the ability to interact effectively with residents, staff, vendors, and stakeholders.

- Proficiency in Yardi, Excel and Word REQUIRED.

- Strong problem-solving abilities, attention to detail, and ability to prioritize tasks in a fast-paced environment.

- Bachelor’s degree preferred.

- Certified Apartment Manager (CAM) or Certified Property Manager (CPM) designation is a plus.
