Position Summary
Triad Demolition and Dismantling is seeking an experienced Demolition Project Manager to lead demolition projects from award through final site closeout. This is a hands-on role that splits time between the field and the office.
We perform work nationwide across a range of project types — industrial plant decommissioning and dismantlement, total structural demolition, commercial selective interior demolition, and site clearing and restoration. Travel is required. The successful candidate must be willing to travel to and remain on project sites for the duration of active work, with project locations varying throughout the country.
The Project Manager will manage crews, equipment, subcontractors, budgets, schedules, waste streams, and scrap recovery while serving as the primary point of contact for the owner, engineer, or general contractor.
Key Responsibilities
Preconstruction & Project Setup
Review contract documents, drawings, specifications, and scope of work; identify scope gaps, conflicts, and risk items before mobilization
Perform site walkdowns and pre-mobilization surveys to verify existing conditions, access, and scope
Develop and maintain the project schedule, including demolition sequencing, critical path activities, and long-lead items
Build and manage the project budget; establish cost codes and track labor, equipment, disposal, and subcontractor costs against the estimate
Develop the site-specific demolition plan, means and methods, and engineered demolition sequence for structures requiring it
Coordinate utility isolation, disconnection, and verification (electrical, gas, water, steam, fire protection) with the owner and utility providers prior to any demolition activity
Secure and manage permits, notifications, and regulatory filings (demolition permits, NESHAP/asbestos notifications, stormwater/SWPPP, right-of-way and road use approvals)
Prepare and submit project submittals: schedules, insurance certificates, bonds, safety plans, waste disposal plans, and subcontractor qualifications
Plan site logistics and mobilization: laydown areas, processing and stockpile areas, haul routes, truck scales, exclusion zones, fencing, temporary utilities, and site security
Field Operations & Execution
Direct daily field operations, including superintendents, foremen, operators, and laborers; set daily and weekly production goals
Manage demolition means and methods across project types — structural steel takedown, mechanical demolition, high-reach demolition, torch cutting, rigging and critical picks, controlled drops, and engineered collapse operations
Oversee industrial dismantlement work including process equipment, tanks and pressure vessels, piping and duct systems, conveyors, silos, stacks, electrical infrastructure, and equipment decommissioning and removal
Oversee selective interior demolition in occupied and active facilities, including protection of adjacent finishes, dust and noise control, temporary shoring, and coordination around other trades and building operations
Plan and supervise foundation and below-grade removal.
Coordinate concrete processing, on-site crushing to specified gradation, stockpiling, backfill placement, compaction, grading, and final site restoration
Manage equipment fleet: allocation, utilization, maintenance scheduling, rentals, fuel, mobilization/demobilization, and attachment needs.
Coordinate crane and heavy rigging operations.
Track daily production quantities, tonnage, and progress against the schedule; adjust manpower and equipment to hold the critical path
Conduct daily site walks to verify work is being performed per plan, per spec, and per the safety program
Safety, Health & Compliance
Own safety performance on the project — enforce Triad's Environmental, Safety & Health Management Plan and all applicable OSHA standards
Develop, review, and enforce Job Safety Analyses (JSAs), Activity Hazard Analyses, and task-specific work plans
Waste Stream Classification & Environmental Management
Identify, classify, segregate, and document all project waste streams from characterization through final disposal
Manage waste profiling, manifests, bills of lading, weight tickets, and Certificates of Destruction/Disposal; maintain a complete and auditable disposal record
Implement and maintain erosion and sediment controls, dust suppression, water management, and spill prevention/response measures
Scrap & Salvage Management
Track scrap revenue against the project budget and report recovery performance to leadership
Control material accountability and site security to prevent loss of high-value materials
Project Administration & Office Duties
Serve as the primary point of contact for the owner, engineer, general contractor, and any third-party representatives
Prepare and submit RFIs, submittals, and change order requests; track and negotiate change orders and scope changes through to execution
Prepare monthly pay applications, schedule of values updates, and supporting documentation for progress billing
Review and approve subcontractor invoices, material purchases, equipment rentals, and vendor billings
Maintain complete project documentation: daily reports, photo documentation, meeting minutes, correspondence logs, quantity tracking, and as-built conditions
Manage certified payroll and prevailing wage documentation on federally funded, publicly funded, and Davis-Bacon projects
Lead progress meetings with the owner and engineer; prepare progress reports and look-ahead schedules
Forecast project costs monthly; identify variances early and develop recovery plans
Manage project closeout: final cleanup, punch list, final surveys, warranty documentation, disposal record packages, lien releases, and final billing
Required Qualifications
Minimum 5 years of project management experience, preferably in demolition, heavy construction, or civil construction
Strong working knowledge of construction means and methods, structural systems, and building/plant construction
Demonstrated experience in interior selective demolition and industrial demolition
Working knowledge of waste stream identification, classification, segregation, and disposal requirements
Understanding of scrap metal grades, processing, market pricing, and recovery on demolition projects
Strong safety background with a clear understanding of OSHA construction standards and demolition-specific hazards
Proficiency in Microsoft Office — Outlook, Excel, Word, PowerPoint — and Adobe Acrobat
Ability to read and interpret drawings, specifications, and contract documents
Proven ability to manage schedules, budgets, subcontractors, and field crews simultaneously
Strong written and verbal communication skills for owner, engineer, and crew-level interaction
Willingness and ability to travel nationwide and remain on project sites for extended periods
Valid driver's license and acceptable driving record
Ability to work a 50-hour work week and be on site daily for the duration of the project
Preferred Qualifications
Experience with industrial decommissioning and demolition — power plants, refineries, mills, manufacturing plants, or similar heavy industrial facilities
OSHA 30-Hour Construction certification
40-Hour HAZWOPER certification
Competent Person training (excavation, fall protection, scaffolding, confined space)
First Aid / CPR certification
NDA (National Demolition Association) training or certification
Experience with federally funded or publicly bid work, including certified payroll and compliance reporting
Experience with scheduling software (MS Project, Primavera P6) and construction management/estimating platforms
Bachelor's degree in Construction Management, Civil Engineering, or a related field (equivalent field experience will be considered in lieu of a degree)
Physical Requirements & Work Environment
Active demolition and industrial construction sites; exposure to heat, cold, noise, dust, and uneven terrain
Frequent walking, climbing stairs and ladders, and navigating active work areas
Ability to wear required PPE, including hard hat, safety glasses, hearing protection, high-visibility clothing, steel-toe boots, and respiratory protection as required
Must be able to lift and carry up to 50 pounds occasionally
