About the Role

We are seeking an experienced Commercial Property Manager to oversee the day-to-day operations, financial performance, and maintenance of an assigned portfolio of commercial properties. Reporting to the Vice President of Property Management, this role serves as the primary point of contact for property owners, tenants, vendors, and internal departments to ensure properties are professionally managed and operating at peak performance.

This position requires an active California Real Estate License and hands-on commercial property management experience.

What You'll Do

Manage the daily operations of an assigned portfolio of commercial properties.
Build strong relationships with property owners, tenants, vendors, and internal departments.
Prepare timely owner reports, financial summaries, inspection reports, and property updates.
Monitor operating budgets, approve invoices, review expenses, and provide variance explanations.
Assist with annual budget preparation, capital improvement planning, and long-term property objectives.
Coordinate vendor services, negotiate proposals, and oversee vendor performance to ensure quality and cost-effective service.
Conduct regular property inspections and identify maintenance, safety, and operational improvements.
Partner with Leasing, Construction, Accounting, and Property Management teams to support property performance and tenant satisfaction.
Manage tenant relations, including service requests, move-ins, move-outs, lease compliance, and security deposit reconciliations.
Oversee rent collections, CAM recoveries, and lease-related financial obligations.
Coordinate legal matters related to tenant defaults or unlawful detainer proceedings when necessary.
Participate in an emergency on-call rotation with other Property Management team members.
Ensure assigned properties remain compliant with applicable safety and regulatory requirements.

Qualifications

3–5+ years of commercial property management experience managing office, retail, or industrial properties.
Active California Real Estate License (required).
Bachelor's degree in Business, Real Estate, or a related field preferred, or an equivalent combination of education and experience.
Strong financial acumen with experience managing operating budgets, owner reporting, CAM reconciliations, and property financial performance.
Experience with lease administration, tenant relations, and vendor management.
Proficiency with Microsoft Office and property management software such as Yardi, AppFolio, MRI, or similar platforms.
Excellent communication, organization, negotiation, and problem-solving skills.
Ability to prioritize multiple properties and competing deadlines in a fast-paced environment.
