About the Role
A year from now, someone driving past any of our properties should notice the difference: crisp lawns, clean curb lines, no debris, no illegal dumping, no cracked walkways waiting to trip someone. You'll run a regular circuit of our buildings in a company truck with our trailer and equipment, and you'll be the eyes and hands on the ground — fixing what you can on the spot, and logging what you can't in our property management app so the right teammate picks it up. In the winter, the job shifts indoors and into the snow: apartment turnovers, painting, repairs, and snow removal at our commercial lots, sidewalks, and walkways.
What You'll Do
- Run a recurring route through our properties: mow, edge, trim, and keep grounds, beds, and fence lines landscaped and spotless
- Remove debris, garbage, and illegal dumping; haul large items off-site and coordinate trash/bulk pickup
- Walk common areas and inspect for hazards — trip-and-falls, damaged sidewalks and driveways — and perform concrete repairs yourself
- Clean or repair what you find, and log anything needing coordination in our property management app with photos and clear notes to your supervisor
- Handle snow events: shoveling, salting, and plow/heavy-equipment snow removal at commercial parking lots and walkways
- Take on heavy site work using machinery we rent for the job: grading/bulldozing, trench digging, cutting open asphalt, and excavation for drainage and foundation projects
- Install and maintain water management systems: French drains, gutters and leaders, and underground downspout lines with pop-up emitters that carry water away from the buildings and grounds
- Excavate along building foundations, cement/parge, and waterproof-seal them so our basements stay dry
- Power wash buildings, sidewalks, and dumpster pads; remove graffiti within 48 hours
- Repair fences, gates, latches, and dumpster enclosures
- Clean gutters, leaders, and flat-roof drains; maintain and replace sump pumps
- Storm prep and response: secure sites and clear drains before, clean up and pump out after
- Exterior upkeep: caulking, minor trim and siding repairs, signage, and house numbers
- Keep parking lot and common-area lighting working — bulbs, photocells, dark spots reported same day
- Parking lot upkeep: cold-patch potholes, touch up striping, reset wheel stops and signs
- Irrigation: spring startup, fall winterization/blowout, sprinkler head repairs
- Winter vacant-unit checks: heat on, no leaks, no frozen pipes
- Maintain our equipment fleet: mower blades, oil changes, trailer lights and bearings, winterizing
- Know your limits: flag and coordinate licensed trades (pesticide/fertilizer spraying, electrical, plumbing, tree work at height) through the property management app
- In the off-season, shift to maintenance: painting, apartment turnovers, and general handyman repairs
- Seasonal projects such as sod installation (spring/fall) and property beautification
What We're Looking For
Required:
- Proven, hands-on experience in landscaping, grounds keeping, and general handyman/maintenance work — you know this equipment cold before day one
- Experienced operating all of it before day one: pickup with trailer (hitching, hauling, backing up), ride-on/zero-turn mowers, trimmers, blowers, and standard landscaping and snow equipment — we supply everything, you must already know how to run it
- Ability to repair sidewalks and driveways with concrete (form, mix, pour, finish)
- Experience operating rented heavy machinery — skid steer, mini excavator, trencher, asphalt saw or similar — for grading, trenching, and demo-type work
- Drainage and waterproofing experience: French drains, foundation excavation and sealing, gutter/leader and underground downspout work
- Valid driver's license with a clean driving record (you'll drive a company truck daily and must be insurable on our commercial auto policy), and a smartphone you'll use daily for our property management app
- Snow removal experience with shovels and equipment; willingness to work storm events
- Self-starter who works a route independently, communicates constantly, and takes pride in how a property looks
- Able to lift 75+ lbs and work outdoors year-round
Nice to have:
- Masonry experience (block, brick, pavers, retaining walls) — a big plus, since much of this work is outside
- Plow experience and/or experience operating heavy equipment for snow
- Painting and apartment-turnover experience
- Chainsaw experience for light pruning and storm-limb cleanup
- Power washing and irrigation system experience
Schedule
This is a full-time, year-round position. We're a customer-service business — properties don't take holidays off, and neither does weather. This is not a rigid 9-to-5: expect flexibility around snow events, storms, and seasonal workload, with schedule balance in slower periods. Rotating coverage on some holidays is part of the job.
Compensation & Benefits
- $25.00–$30.00 per hour, depending on experience
