Full Job Description

Summary
The Operations/ Asset Manager is responsible for the planning and upkeep of the common areas of the Villages (East, Center, West) at the base of Copper Mountain as well as providing some Property Management functions for 12 properties.

The specific scope of these areas is as defined in the documents of the community organizations including the Village at Copper, The Copper Mountain Resort Association and POLA. Examples of these functions include items such as: Maintenance of hardscapes, landscapes, roads, sidewalks, pathways, signs, managing a 20-year capital plan of community assets and providing community services such as the removal of trash and recycling and snow from all vehicular and pedestrian pathways.

The Operations manager will direct a team of about 10-15 people and is responsible for all actions and outcomes of the team with the expectation of a finished product of the highest standard.

Essential Duties and Responsibilities
The Operations Manager must possess a broad spectrum of skills supported through a minimum of 5 years of experience. These skills must include:

· The ability to observe all areas of responsibility and evaluate and prioritize what needs to be done daily, weekly, monthly and annually.

· Must be able to evaluate a project determining all the steps / components which need to be completed to get the job done.

· Must have an aptitude to understand how things are constructed and to understand the functioning parts of a mechanical system and structural components.

· Must understand asset management, how to extend the life cycle of an asset and when the life cycle is finished and when it needs to be replaced and to project the cost of each.

· Monitor all projects, outcomes, staffing, scheduling, costs, communications, develop standards, processes, and provide the tools needed to complete the work in the most cost-effective manner.

· Must be able to establish data collection and reporting processes to capture key metrics of activities when needed to provide periodic reporting.

· Must be able to manage outside venders and contractual deliveries.

· Must be able to quickly address issues that may impede project delivery and develop solutions and adjust the tact as needed.

· The ability to budget and track expenses to ensure all work is performed within the budget and its line items.

· Ensure that all projects / department milestones and goals are met, adhering to the approved budgets.

· Must be able to work alongside the team as well as delegate and motivate the team to optimize objectives.

· The ability to work with each individual and motivate that individual to achieve the highest level of performance.

· The ability to train each individual on how to complete a specific task always with safety at the forefront.

· Must be able to identify at risk staff activities and devise solutions to minimize / eliminate risks.

· Has full authority for all personal actions including hiring, firing, training, defining performance levels, creation of job descriptions as well as identification of staff needs.

· Will work with the HR team to address individual performance issues and fire when necessary.

· Other duties as assigned

Work Requirements

· Must be able to work a 40-hour work week. As a salaried position, the hours may vary as workload dictates. As the workday for some of the staff begins at 6am and for some ends at 8pm the Manager should also be available to be on-site during those times when needed.

· Valid US Driver’s license

· Must be able to work well with the entire staff and management team.

· Must be able to work well with people outside the organization.

· Must be inclusive and impartial to all ethnic backgrounds, sexual orientation and religious beliefs

Qualifications and Experience (minimum standards)

· 5 years of supervision of an operations team

· 5 years of project management in the construction industry

· 5 years of experience creating and working with budgets and financials

· Must understand basic permitting requirements including a base knowledge of applicable codes

· Base knowledge of mechanical maintenance

· Bachelor’s degree or equivalent

· Can understand the “big picture” as well as define the details

· Must be very good and comfortable with thinking “outside the box” developing different solutions.

· Strong knowledge of MS office with specific focus on Word, Excel and Outlook

· Strong communication skills both oral and written

· Is well organized with strong time management skills

· Capable of working proactively and independently with minimal direct supervision

· The ability to lift and carry 50lbs is helpful but not a requirement

· Bilingual skills in Spanish is helpful but not a requirement
