About Altus Property Partners

Altus Property Partners is a tech-forward, investor-led property management company serving HOA boards, multifamily owners, and rental investors. We built our reputation on transparency, responsiveness, and treating every property we manage like an investment worth protecting. As we grow into new markets, we're looking for people who share that same standard — people who take ownership, communicate clearly, and can be trusted with the day-to-day care of a property and the residents who live there.

The Role

This is not a standard maintenance hire. We're looking for a Maintenance Partner who will effectively function as the on-site, full-time employee of one property in Tampa — present roughly 8 hours a day, handling maintenance work, documenting everything thoroughly, and supporting resident and prospect-facing responsibilities such as showings. This role calls for someone with real general property management experience, not just a repair skill set: someone who understands the rhythm of a property, communicates professionally with residents and prospects, and takes visible pride in the condition and presentation of the property they're responsible for.

Because this person will represent Altus directly on-site every day — interacting with residents, vendors, and prospective tenants — we are hiring first for trust, judgment, and personality, and second for technical skill. The right candidate is personable, dependable, detail-oriented in their documentation, and comfortable being the face of the property.

Key Responsibilities

Property Presence & Resident/Prospect Interface

Serve as the consistent, on-site presence for the property — approximately 8 hours a day
Conduct or assist with property showings for prospective residents in a friendly, professional manner
Act as a trusted point of contact for residents on day-to-day property matters
Represent Altus Property Partners' standards of professionalism and communication at all times

Documentation & Reporting

Thoroughly document all work performed, including before/after photos or videos
Log maintenance requests, completion notes, and any property concerns in company systems
Complete move-out inspection walkthroughs and prepare written condition reports
Post required notices (e.g., 24-hour notice to enter) accurately and on schedule

Interior Maintenance

Electrical: light bulbs, smoke/carbon monoxide detectors, furnace filters, window AC units, garage remote programming
Plumbing: fixing leaks, toilet resets/replacement, vanity changes, faucet and cartridge replacement, unclogging drains
Carpentry: hanging interior doors, drywall repair/patch/paint, laminate flooring, cabinet changes, door lock changes, closet door repair, blinds/window treatments, trim and casing
General: drywall patching and painting, attending property inspections, trips to Home Depot, Menards, or other suppliers as needed

Exterior Maintenance

Electrical: outdoor lighting
Carpentry: screen and window repairs, door and gate repairs, porch repairs, new screen door installation and lock repair
General: parking lot and grounds cleanup, gutter cleaning, lawn maintenance, and seasonal upkeep as needed for the Florida climate

Coordination

Meet utility companies and vendors on-site as needed
Attend property/association inspections when required
Make copies of keys and manage lockbox codes

Experience & Skills

Prior experience in general property management strongly preferred, in addition to maintenance experience
Minimum of 5 years of experience in multifamily, single-family, or association property maintenance
Working knowledge of plumbing, electrical, HVAC, and carpentry systems
Comfortable working on both resident-occupied and vacant units
Ability to manage multiple tasks and priorities throughout the day
Ability to use a smartphone to document work with photos and videos
Valid driver's license and reliable transportation
Ability to pass a drug screen

Preferred Qualifications

Bilingual (English/Spanish) a plus
Prior experience conducting property showings or working directly with prospective residents

Pay: $25.00 - $30.00 per hour
