Position Summary The Property Manager is responsible for the overall management and performance of assigned residential properties, including leasing, resident relations, maintenance coordination, budgeting, vendor management, and financial performance. The successful candidate will possess strong organizational, communication, leadership, and problem-solving skills, along with a commitment to providing outstanding customer service and operational excellence. This position works closely with both internal maintenance staff and third-party vendors to ensure properties are maintained to the highest standards, delivering value to property owners while providing an exceptional experience for residents.
This is an on-site position requiring attendance in the office and at managed properties five days per week. Local candidates only will be considered.
Essential Responsibilities
- Oversee the day-to-day operations of assigned residential properties.
- Maintain high levels of tenant satisfaction and retention.
- Coordinate leasing activities, occupancy goals, renewals, and move-ins/move-outs.
- Manage maintenance requests and coordinate repairs in a timely and professional manner.
- Conduct regular property inspections and ensure compliance with company standards.
- Prepare, monitor, and manage property operating budgets.
- Review financial reports, expenses, accounts receivable, collections, and overall property performance.
- Ensure compliance with all applicable federal, state, and local housing regulations.
- Develop and maintain positive relationships with property owners, tenants, vendors, and community partners.
- Coordinate and oversee maintenance and capital improvement projects in partnership with internal maintenance teams and third-party vendors.
- Build and maintain strong working relationships with contractors, service providers, and external business partners.
- Collaborate with property owners, tenants, internal maintenance personnel, and third-party contractors to maintain properties in excellent condition, enhance tenant satisfaction, and protect the long-term value of owner assets.
- Ensure properties are maintained through proactive inspections, preventative maintenance programs, and timely response to repair needs.
- Monitor vendor performance, quality of work, contract compliance, and service costs to ensure value and accountability.
- Identify property improvement opportunities and recommend solutions that improve curb appeal, operational efficiency, and long-term asset performance.
- Assist with annual budget preparation and long-term capital planning.
- Respond professionally and promptly to tenant concerns and property emergencies.
- Weekly and Monthly financial performance monitoring and reporting
Qualifications Required
- 2-5 years of property management experience.
- Strong understanding of leasing, property operations, budgeting, tenant relations, and maintenance coordination.
- Proficiency with property management software and Microsoft Office applications.
- Excellent written and verbal communication skills.
- Strong organizational, problem-solving, and time-management abilities.
- Valid driver's license and reliable transportation.
- Must reside within the local Fort Smith market area.
Preferred
- 2-5 years Residential Property Management Experience preferred
- Bachelor's degree in Business Administration, Real Estate, Finance, Management, or a related business field.
- IREM certifications such as: Accredited Residential Manager (ARM®) or Certified Property Manager (CPM®)
- Experience managing multiple residential communities or portfolios.
- Experience coordinating maintenance programs utilizing both in-house maintenance teams and third-party service providers.
- Commercial property management experience is a plus

Pay: From $48,500.00 per year
