Position Overview
A boutique family office is seeking a Director of Real Estate Development, Asset Management & Acquisitions to support and lead a broad range of real estate initiatives across development projects, existing portfolio assets, and new investment opportunities.
This is a hands-on, entrepreneurial role for someone who wants direct involvement in meaningful real estate projects without the bureaucracy of a large institutional platform. The company does not pursue high transaction volume, but maintains consistent and varied work across three core areas: development, asset management, and acquisitions / new investment underwriting. Because the role is split across these three functions, the candidate should expect to stay actively engaged across multiple projects, properties, and opportunities at any given time.
The primary focus of the role will be identifying and executing the best path for value creation across the portfolio. This may include leading development or redevelopment projects from acquisition through completion, managing and improving existing assets, evaluating hold/sell/refinance strategies, helping determine exit timing, and identifying, underwriting, and pursuing new investment opportunities.
The ideal candidate will have experience with multifamily, commercial, hospitality, mixed-use, land, or redevelopment projects and be comfortable working across the full real estate lifecycle, including feasibility, due diligence, entitlements, contract negotiations, design coordination, permitting, financing, construction management, stabilization, asset performance, refinancing, disposition, and new investment evaluation.
This position will work directly with the CEO, have direct dialogue with ownership partners, and coordinate closely with property management staff, consultants, contractors, lenders, brokers, attorneys, municipal officials, and other outside professionals.
Key Responsibilities
Development Management
Lead and manage real estate development and redevelopment projects from acquisition through completion, including site evaluation, feasibility analysis, due diligence, entitlements, design coordination, permitting, financing, construction oversight, and project delivery.
Evaluate development opportunities, assist with site planning, coordinate market research, and help determine the highest and best use of real estate assets.
Manage multidisciplinary teams, including architects, engineers, land use attorneys, contractors, consultants, municipal agencies, lenders, brokers, and project partners.
Oversee zoning, rezoning, site plan approvals, permitting, environmental review, transportation coordination, utility coordination, and other entitlement-related requirements.
Review development plans, construction budgets, schedules, contracts, permits, approvals, regulatory filings, and project documentation.
Lead or assist with contract negotiations involving consultants, vendors, contractors, brokers, lenders, development partners, and other external parties.
Manage project budgets, schedules, reporting, and execution to ensure projects are delivered in alignment with ownership objectives.
Prepare project updates, financial summaries, issue logs, go-forward plans, risk assessments, and recommendations for the CEO and ownership partners.
Asset Management
Support asset-level business planning across the portfolio, including leasing strategy, capital improvements, revenue growth, expense control, tenant coordination, refinancing, and disposition planning.
Review property financial statements, operating reports, budgets, rent rolls, occupancy reports, leasing updates, capital expenditure plans, and variance reports.
Work with property management staff to monitor property performance, resolve operational issues, identify value-add opportunities, and improve long-term asset value.
Assist with capital improvement projects, insurance claims, permitting issues, violations, inspections, vendor coordination, maintenance planning, and asset-level risk management.
Analyze asset performance through cash flow analysis, budget tracking, operating metrics, market comparisons, and return projections.
Provide clear reporting and recommendations to the CEO and ownership partners regarding property performance, capital needs, leasing, market conditions, risk items, and strategic decisions.
Acquisitions & New Investment Underwriting
Assist in sourcing, evaluating, underwriting, and executing new acquisition and investment opportunities.
Prepare and review pro forma financial models, cash flow projections, budgets, financing scenarios, valuation analyses, return analyses, market studies, and investment summaries.
Support due diligence efforts, including review of leases, contracts, surveys, environmental reports, title materials, zoning requirements, operating statements, rent rolls, capital needs, tax considerations, financing terms, and third-party reports.
Help evaluate acquisition, hold, sell, refinance, redevelopment, repositioning, and recapitalization strategies.
Coordinate with brokers, lenders, attorneys, consultants, partners, and other stakeholders during acquisition, financing, due diligence, and closing processes.
Prepare investment summaries, underwriting memos, presentation materials, and recommendations for the CEO and ownership partners.
Negotiate or assist in negotiating transaction terms with brokers, sellers, lenders, partners, consultants, vendors, and other external parties.
Qualifications
7+ years of relevant real estate experience preferred, ideally involving development, asset management, acquisitions, or investment underwriting for multifamily, commercial, hospitality, mixed-use, land, or redevelopment projects.
Experience leading or materially participating in real estate projects from acquisition through completion, including entitlements, permitting, financing, construction, and delivery.
Strong experience with financial analysis, valuation modeling, cash flow analysis, budgeting, forecasting, investment returns, and real estate underwriting.
Asset management experience strongly preferred, including experience reviewing property financials, rent rolls, operating statements, budgets, leasing reports, capital expenditure plans, and asset-level business plans.
Acquisitions experience strongly preferred, including deal screening, due diligence, underwriting, market analysis, financing analysis, transaction coordination, and investment recommendation preparation.
Strong understanding of real estate development economics, construction budgets, project schedules, contracts, municipal approval processes, capital structures, and ownership reporting.
Ability to manage multiple projects, assets, transactions, consultants, deadlines, and stakeholders in a hands-on, entrepreneurial environment.
Excellent communication, negotiation, organization, analytical, and problem-solving skills.
Strong proficiency with Excel, financial models, budgets, cash flow projections, presentation materials, and project reporting.
Experience working with lenders, municipalities, architects, engineers, contractors, brokers, attorneys, property managers, consultants, and ownership groups.
Bachelor’s degree in Real Estate, Finance, Construction Management, Business, Urban Planning, Architecture, Engineering, or a related field preferred.
Ideal Candidate
The ideal candidate is a practical, proactive real estate professional who can think like an owner, manage like a developer, and analyze like an investor. This person should be comfortable moving between strategy and execution, including walking a property, reviewing a pro forma, pushing an entitlement process forward, negotiating a contract, coordinating with property management, underwriting a new investment, reviewing financing options, and presenting clear recommendations to the CEO and ownership partners.
This role is best suited for someone who values direct access to decision-makers, meaningful project involvement, and a broad real estate platform with consistent work across development, asset management, and acquisitions / new investment underwriting. The right candidate will not need a high-volume corporate environment to stay busy, because the role requires wearing three important hats and staying organized across a steady pipeline of projects, assets, and investment opportunities.
Pay: $105,000.00 - $145,000.00 per year
