Role Summary

The Asset Manager is a hands-on, execution-focused role for someone who knows how to run properties and operates at a higher level. This person manages Fergmar's directly held portfolio — multifamily, single-family, commercial, and self storage — while supporting the Director of Asset Management with reporting, third-party coordination, and portfolio administration. The right person for this role does not need to be told twice. They take direction, own their work, and get things done.

Job Duties

Portfolio Operations

Oversee day-to-day operations across multiple assets.
Manage tenant relationships, maintenance coordination, rent collection, and vendor activity.
Monitor property performance and escalate issues with a recommended solution — not just a problem.
Keep properties running to ownership standards without requiring Director involvement in routine matters.

Asset Management Support

Support the Director in tracking third-party manager performance and following through on open action items.
Prepare recurring reports, occupancy and budget trackers, and project status updates on defined timelines.
Coordinate with third-party and internal property managers on operational follow-through on behalf of the Director.
Assist with data gathering and document preparation for investor reporting as directed.

Commercial Asset Management

Manage commercial tenant relationships, rent collection, and lease compliance across assigned assets.
Coordinate vendors and contractors at commercial properties — scope, performance, and cost.
Maintain organized lease files, tenant records, and compliance documentation.
Support the Director with commercial asset planning and capital coordination.

Communication & Follow-Through

Serve as the primary contact for vendors, contractors, and tenants across the direct portfolio.
Bring issues to the Director with context and a recommended next step — not just an update.
Manage your own workload, deadlines, and follow-through without prompting.
Keep property records, files, and trackers current and organized at all times.

Basic Requirements

Proven experience managing residential, commercial, or mixed-use properties — tenure matters less than track record.
Ability to read, build, and execute property-level budgets and track performance against them.
Comfortable managing multiple asset types and shifting between operational and administrative work.
Strong organizational skills — manages their own priorities and delivers without being chased.
Proficiency with property management software (AppFolio, Yardi, RealPage, or similar).
Valid Texas driver's license and reliable transportation — regular property visits required.

Preferred Qualifications

The following are not required but beneficial:

Experience across more than one asset type — multifamily, single-family, commercial, and/or self storage.
Familiarity with third-party management structures and owner-manager reporting.
Exposure to investor reporting or asset-level performance tracking.

Compensation

The salary range for this position is $68,000–$72,000 annually, commensurate with experience.

Expectations

Portfolio occupancy and collections maintained at or above ownership targets across all directly managed assets.
All recurring reporting deliverables delivered to the Director on time and without follow-up.
Maintenance and vendor issues resolved within agreed timelines — proactive identification expected.
Third-party manager action items tracked and closed without Director-initiated reminders.
Property records, lease files, and trackers maintained in current, organized status at all times.

Pay: $68,000.00 - $72,000.00 per year
