Full Job Description

Position Overview
Birchwood Real Estate Group is a residential property management firm based in Waco, Texas. We operate with a long-term ownership mindset — managing properties with the same care and discipline we would apply to our own. We are seeking a Property Manager who brings both operational competence and the professional connections to help grow our owner portfolio.

Compensation includes a base wage for property management duties and performance-based commission for new management contracts secured. Candidates may also pursue real estate sales alongside their property management responsibilities.

The ideal candidate is someone local investors trust - a licensed professional with relationships in the Waco and surrounding area real estate community, or currently has their own small portfolio of clients, who is ready to build something of lasting value.

Responsibilities

Property Operations

– Oversee daily operations of a residential property portfolio, including leasing, tenant relations, and maintenance coordination.

– Negotiate lease agreements with prospective tenants and ensure accurate, timely documentation.

– Conduct regular property inspections to assess condition, identify maintenance needs, and verify safety compliance.

– Manage vendor and contractor relationships to ensure timely, cost-appropriate repairs and upkeep.

– Maintain accurate records of tenant information, lease agreements, and maintenance requests in Appfolio.

– Handle tenant inquiries, conflicts, and complaints with professionalism and sound judgment.

– Ensure ongoing compliance with Fair Housing regulations and all applicable landlord-tenant laws.

Business Development

– Develop and maintain relationships with local real estate agents, investors, and referral sources to expand the management portfolio.

– Represent Birchwood in the local real estate community with professionalism and discretion.

– Assist in outreach to prospective owner clients and support the conversion of leads to management contracts.

– Earn performance-based commission for each new management agreement brought to the firm.

Requirements

– Active Texas real estate license required.

– Minimum two years of property management or directly related real estate experience.

– Strong working knowledge of landlord-tenant law and Fair Housing guidelines.

– Proficiency in Appfolio, Yardi, OneSite, or comparable property management software.

– Existing relationships with local investors, real estate professionals, or property owners preferred.

– Excellent written and verbal communication skills — professional, measured, and clear.

– Demonstrated ability to manage competing priorities and exercise sound judgment independently.

– Regularly required to drive a personal vehicle throughout the assigned territory. Valid Texas driver's license, reliable personal transportation, and current vehicle insurance required.

– Ability to maintain organized, accurate records and perform data entry with attention to detail.

– Ability to stand, walk, and be on your feet for extended periods at events, property tours, job sites, and client meetings

– Ability to walk through and inspect properties and active construction or maintenance sites, including uneven terrain, stairs, and confined spaces

– Must be able to communicate clearly and effectively in person, by phone, and in writing across a variety of settings

– Frequently operates a computer, mobile device, and other standard office/field equipment requiring repetitive hand and wrist motion

– Occasional lifting and carrying of marketing materials, signage, event supplies, or product samples up to 30 lbs.

– May be required to attend evening or weekend networking events, association meetings, or client functions on a regular basis

Compensation and Structure

Base hourly wage commensurate with experience — flexible part-time if desired, with growth to full-time as portfolio expands.

Commission paid on new owner management contracts secured. Structure provided upon interview.

Flexibility to pursue licensed real estate sales activity alongside property management duties.

Pay: $20.00 - $25.00 per hour

Expected hours: 20.0 – 40.0 per week
