Turner Brothers Development has made a name for itself in the urban redevelopment of Downtown Waco, Texas having developed over 200,000 square feet of commercial and residential space in downtown Waco, including Tinsley Square, Altura Luxury Lofts, and The Lofts at Franklin Square. The development firm also most recently created major retail and restaurant spaces downtown including UParks Village, West Bay, and Union Hall.
The team also played pivotal roles in the revitalization of downtown Waco; collectively, developing more than 600,000-sq. ft. representing approximately $100 million in total investment in more than 22 new construction and adaptive reuse projects in a diverse mix of uses. Projects have ranged from main-street commercial redevelopment, urban lofts, multi-family housing (rental and condos), mixed-use, office, and a historic theater rehabilitation into a multi-purpose performance venue and first-run movie theater. Early urban development projects consisted of apartments, condos, and lofts that added approximately 350 new rooftops in downtown Waco to encourage people to live downtown. As the residential population increased, development has shifted to a stronger focus on retail, restaurant, and office in Waco, Texas
Summary/Objective
Turner Brothers is seeking a Financial Analyst, Real Estate Development to support the financial planning and execution of commercial real estate development projects from acquisition through completion. This position plays a critical role in evaluating investment opportunities, managing project budgets, conducting financial analyses and supporting capital planning across a growing portfolio of multifamily, commercial, mixed-use, and land development projects.
Working closely with executive leadership, development, construction and property management teams, the Financial Analyst will help drive strategic investment decisions by developing sophisticated financial models, monitoring project performance, preparing lender and investor reporting, and analyzing market conditions that influence development opportunities.
Required Education, Licenses, Certifications, and Experience:
- Bachelor’s degree in Finance, Accounting, Real Estate, Economics, or a related field.
- 2-5 years of experience in commercial real estate, finance, development, investment analysis, or a related field.
- Advanced Microsoft Excel skills with experience building complex financial models.
- Strong analytical, quantitative, and problem-solving abilities.
- Excellent written, verbal, and presentation skills.
- Ability to manage multiple projects while meeting deadlines.
- Experience with commercial real estate development or construction (preferred)
- Knowledge of real estate financial modeling and development pro formas (preferred)
- Experience with QuickBooks, Procore, or similar financial reporting software (preferred)
- Understanding of commercial lending, construction financing, and real estate capital structures (preferred)
- Valid Texas Drivers License
- Valid personal auto liability insurance

Knowledge, Skills, and Abilities
- Knowledge of real estate development, acquisitions, underwriting, financial modeling, and investment analysis.
- Knowledge of project budgeting, cost control, cash flow forecasting, and real estate financing.
- Knowledge of due diligence practices, financial statement analysis, and market feasibility analysis.
- Skill in developing financial models, preparing pro formas, and analyzing investment performance.
- Skill in monitoring budgets, evaluating financial data, and preparing reports for leadership, lenders, and investors.
- Skill in using advanced Microsoft Excel and financial analysis software to support decision-making.
- Skill in communicating financial information and collaborating effectively with cross-functional teams.

Major Duties and Responsibilities:
Financial Modeling & Underwriting
- Develops and maintains financial models for acquisitions and ground-up development projects.
- Prepares project pro formas, cash flow projections, sensitivity analyses, and investment return metrics.
- Evaluates financing structures, capital requirements, and project feasibility.
- Identifies investment risks and opportunities through detailed financial analysis.
- Presents financial findings and recommendations to executive leadership.
Project Budget Management
- Develops, maintains, and monitors development and construction budgets throughout the project lifecycle.
- Tracks actual costs against approved budgets and analyze budget variances.
- Forecasts project cash flow and funding requirements.
- Collaborates with development, construction and property management teams to ensure financial accuracy and budget accountability.
Acquisition Due Diligence
- Supports financial due diligence for land and real estate acquisitions.
- Reviews financial statements, operating data, construction estimates and third-party reports.
- Assists in evaluating acquisition opportunities and preparing investment recommendations.
- Coordinates financial analyses with lenders, consultants and internal stakeholders.
Lender & Investor Reporting
- Prepares financial reports and supporting documentation for lenders and equity partners.
- Supports construction loan administration and reporting requirements.
- Assists with financing activities, refinancing efforts and ongoing capital reporting.
- Monitors compliance with financing requirements and reporting deadlines.
Market Research & Feasibility Analysis
- Researches market trends, demographics, rental rates, sales comparables, construction costs and competing developments.
- Conducts feasibility analyses for prospective development opportunities.
- Monitors economic conditions that impact investment decisions.
- Supports strategic planning through data-driven market analysis.

Pay: $50,000.00 - $57,000.00 per year
