GENERAL DESCRIPTION
The Building & Grounds Maintenance Assistant supports the Building & Grounds Director in maintaining Agency-owned, leased, or controlled buildings, facilities, grounds, equipment, and related property in a safe, clean, sanitary, secure, and orderly condition.
The position performs routine custodial work, preventive maintenance, minor repairs, grounds keeping, snow and ice removal, facility setup, supply inventory, and other building and grounds support duties. Work assignments may include facilities used by various Agency programs and services and may vary based on operational needs and priorities.
The Building & Grounds Director provides supervision, establishes work priorities, and assigns duties and work locations based on Agency needs.
SPECIFIC RESPONSIBILITIES / ESSENTIAL FUNCTIONS
· Perform routine cleaning and custodial work in assigned Agency buildings, classrooms, offices, restrooms, common areas, and other spaces according to established daily, weekly, and periodic cleaning schedules.
· Sweep, vacuum, mop, scrub, and otherwise maintain floors as needed; clean walls, windows, mirrors, furniture, fixtures, windowsills, shelves, and other surfaces.
· Clean and disinfect restrooms, including sinks, toilets, fixtures, dispensers, mirrors, floors, and waste receptacles; refill supplies and replace liners.
· Remove trash and recyclable materials from receptacles and dispose of them properly.
· Store cleaning products, chemicals, tools, and equipment safely and securely, including keeping supplies locked where required.
· Assist with routine maintenance and minor repairs involving lighting fixtures, switches, doors, locks, cabinets, railings, drains, downspouts, eaves, plumbing fixtures, and other building components.
· Assist with the routine operation and upkeep of heating, cooling, ventilation, and water systems and promptly report problems to the Building & Grounds Director.
· Perform exterior and grounds maintenance, including mowing, trimming, sweeping, seasonal cleanup, exterior entrance maintenance, and snow and ice removal from sidewalks and access areas.
· Maintain and properly care for custodial and maintenance tools, equipment, and Agency property.
· Set up and remove furniture, equipment, and fixtures for meetings, trainings, special events, and program activities.
· Assist contractors, repair technicians, inspectors, and other service providers as directed by the Building & Grounds Director.
· Open, close, and secure Agency buildings in accordance with Agency procedures and assigned schedules.
· Perform duties at times and in a manner that cause the least possible disruption or inconvenience to children, families, staff, tenants, and visitors.
· Promptly report unsafe conditions, needed repairs, equipment problems, supply shortages, security concerns, and other facility issues to the Building & Grounds Director.
· Report to work as assigned and remain ready and able to perform all duties safely and effectively.
· Perform other related duties or functions as assigned or reassigned to meet Agency and program needs.
REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES
· Ability to follow written and oral instructions and complete assigned work independently or as part of a team.
· Knowledge of basic custodial methods, cleaning products, sanitation practices, and safe chemical handling.
· Ability to operate and maintain basic custodial and maintenance equipment, hand tools, and power tools safely.
· Basic knowledge of building systems, including heating, cooling, ventilation and electrical components.
· Ability to recognize maintenance, safety, sanitation, and security concerns and report them promptly.
· Ability to communicate respectfully and work cooperatively with children, families, consumers, staff, tenants, contractors, and the public.
· Ability to communicate respectfully and work cooperatively with individuals receiving Agency services, staff, tenants, contractors, vendors, visitors, and members of the public.
· Knowledge of and ability to follow applicable Agency policies, safety requirements, local ordinances, and state and federal regulations.
· Ability to respond appropriately to building or grounds issues outside of regularly scheduled hours when assigned on-call responsibilities and after receiving appropriate training.
MINIMUM QUALIFICATIONS
· High school diploma or equivalent.
· Previous custodial, maintenance, groundskeeping, or related experience preferred.
· Current, valid driver’s license and access to a reliable, insured vehicle during working hours.
· Ability to obtain and maintain all background checks and clearances required by applicable law, regulation, Agency Policy, or assigned work location.
· Successful completion of required Child Abuse Recognition and Reporting Training within the timeframe established by the Agency and completion of any required subsequent or refresher training.
· Ability to attend evening, out-of-area, or overnight activities when required.
WORK SCHEDULE AND ON-CALL RESPONSIBILITIES
This is a non-exempt position generally scheduled for a 35-hour workweek. The employee's regular work schedule will be established by the Building & Grounds Director based on Agency operational needs.
Work schedules may be adjusted based on weather conditions, facility needs, emergencies, special events, staffing needs, and other Agency operational requirements.
Following completion of appropriate training and demonstration of the ability to safely perform assigned responsibilities, the employee may be assigned to participate in an on-call rotation or respond to after-hours building and grounds needs.
On-call, call-back, overtime, and other hours worked outside the employee's regular schedule will be administered and compensated in accordance with applicable federal and state wage and hour requirements and Agency policies.
PHYSICAL AND WORKING CONDITIONS
· Ability to frequently stand, walk, bend, stoop, kneel, reach, climb, push, pull, and perform repetitive physical tasks.
· Ability to lift and carry at least 50 pounds and perform heavier lifting with assistance or appropriate equipment as needed.
· Ability to work indoors and outdoors in varying temperatures and weather conditions.
· Ability to use ladders and safely operate assigned equipment and tools.
· Ability to work around cleaning chemicals, dust, dirt, noise, and other conditions normally associated with custodial, maintenance, and grounds work.

· Refrain from the use of alcohol, illegal drugs, or any substance that could impair the safe and effective performance of job duties.
