Estimator – High-End Custom Home Builder

Position: Estimator/Project Manager
Type: Full-Time

Fajen & Brown is looking for an experienced Estimator to join our team and contribute to our mission of building exceptional custom homes.

Fajen & Brown is a premier custom home builder, renovator and millworker with offices in Easton, Maryland and Hyattsville, Maryland. Our project locations span from the rolling hills of the Shenandoah Valley to the historic neighborhoods of our nation’s Capitol to the back creeks and open waterways of the Eastern Shore.

Working hand-in-hand with the region’s most respected architects and interior designers, our projects incorporate advanced technical construction and unique high-end finishes.

Position Overview

The Estimator is responsible for preparing accurate and detailed project budgets, supporting preconstruction planning, and helping clients, architects, and the internal team make informed decisions throughout the design and estimating process. This role serves as a key bridge between design, construction operations, subcontractors, and clients to ensure projects are properly scoped, priced, and positioned for successful execution.

Core ResponsibilitiesPreconstruction & Estimating

Prepare detailed conceptual, schematic, design development, and construction document estimates.
Develop comprehensive quantity takeoffs from architectural and engineering drawings.
Solicit, review, and level subcontractor and vendor pricing.
Maintain and update historical cost databases and estimating templates.
Identify scope gaps, inconsistencies, and potential cost risks within construction documents.
Prepare detailed budget narratives and assumptions for client review.
Provide value engineering and cost-saving recommendations while maintaining project intent.
Develop allowances and budget ranges for unfinished design selections.
Track cost escalation trends and market pricing fluctuations.

Client & Design Team Collaboration

Participate in preconstruction meetings with clients, architects, and designers.
Present budgets and explain pricing assumptions in a clear, professional manner.
Assist clients in understanding cost impacts of design decisions.
Collaborate with architects and designers to align project scope with budget objectives.
Prepare budget updates as drawings evolve through the design process.

Project Planning & Operations Support

Assist in developing preliminary construction schedules during preconstruction.
Review constructability concerns and provide recommendations to the project team.
Coordinate with Project Managers and Superintendents to validate production assumptions.
Participate in project handoff meetings to ensure a seamless transition from estimating to construction.
Support Project Managers with pricing of client change requests and potential project modifications.

Vendor & Subcontractor Management

Develop and maintain strong relationships with subcontractors and suppliers.
Expand and manage Fajen & Brown's subcontractor database.
Analyze subcontractor proposals for completeness and accuracy.
Negotiate pricing and clarify scope expectations when appropriate.
Monitor subcontractor performance and provide feedback to operations teams.

Process Improvement

Continuously refine estimating systems, templates, and procedures.
Analyze completed projects to compare estimated versus actual costs.
Develop lessons learned reports to improve future estimate accuracy.
Help establish company-wide estimating standards and best practices.
Support implementation and optimization of estimating tools within Procore and related software.

Additional Contributions

Assist with proposal preparation and client presentations.
Support business development efforts by providing budget guidance for prospective projects.
Attend site visits and preconstruction walkthroughs as required.
Stay current on construction methods, materials, building codes, and market conditions.
Serve as a resource to ownership and operations teams regarding project feasibility and pricing strategy.

Success Measures

Accuracy of project budgets.
Timeliness of estimate completion.
Quality and completeness of bid packages.
Reduction in estimate-to-actual cost variance.
Positive feedback from clients, architects, and project teams.
Contribution to project profitability and successful project execution.

Ideal Background

3+ years of residential construction estimating experience.
Experience with high-end custom homes, additions, and major renovations.
Strong understanding of residential construction methods and sequencing.
Ability to read and interpret architectural and engineering plans.
Proficiency with estimating software, spreadsheets, and Procore.
Strong communication, organization, and analytical skills.
Ability to collaborate effectively with clients, architects, designers, and construction teams.
