Position Summary
The Senior Facility Care Manager is responsible for organizing, directing, and managing the full range of services provided by the Facility Care Department, including in-house pressure washing, janitorial contract services, uniform administration, supply purchasing and procurement, and other non-technical services needed to support parking operations.
This position serves as a senior operational leader for the department and is expected to drive positive change through sound decision-making, effective planning, strong financial management, and disciplined execution. The Senior Facility Care Manager leads and develops assigned employees, evaluates service requirements, and determines the manpower, equipment, materials, and time needed to deliver services efficiently, maximize revenue, control expenses, and meet company and client expectations.
Essential Duties and Responsibilities
Facility Care Operations & Service Delivery

Plan, organize, manage, and oversee all Facility Care Department services, including pressure washing, janitorial contract services, uniform administration, supply procurement and distribution, and other non-technical operational support services.

Assess the scope of requested services and determine the manpower, equipment, materials, scheduling, and time required for efficient execution.

Evaluate service requests, prepare and submit pricing proposals, follow up for approval, and promptly schedule approved work for completion.

Develop coordinated work plans before service delivery, oversee execution during the assignment, and inspect completed work to ensure it meets established quality and performance standards.

Lead crews and employees responsible for daily Facility Care services and ensure assignments are completed safely, efficiently, and on schedule.

Maintain accurate documentation of maintenance and service requirements for each applicable location and ensure contracted service obligations are fulfilled.

Arrange appropriate walkthroughs and clear communication with property management, engineers, and other client representatives before services are performed to reduce the risk of damage, liability, or service disruptions.

Attend scheduled or requested meetings related to Facility Care services, operational needs, and client requirements.
Financial Management, Budgeting & Revenue

Prepare annual budgets for services rendered by the Facility Care Department and manage operations in alignment with approved annual budgets.

Review budgeted performance against actual results and take appropriate action to minimize unnecessary expenses and improve cost efficiency.

Ensure rendered services are accurately billed and support timely collection of amounts due.

Develop and implement plans that increase revenue, maximize operational efficiency, control expenses, and support achievement of departmental financial goals.

Work with upper management, senior managers, project managers, and clients to identify opportunities to expand Facility Care services across Colonial locations and with potential outside clients.
Equipment, Fleet & Preventive Maintenance

Ensure trucks, sweepers, equipment, and other department assets receive scheduled preventive maintenance and remain safe and operational.

Monitor and ensure insurance, tags, registrations, and other required documentation for department vehicles and equipment remain current.

Monitor fuel usage, vehicle utilization, repair expenses, and equipment-related operating costs.

Evaluate the need for new purchases, replacements, or upgrades of vehicles and equipment and make recommendations based on operational requirements and cost considerations.
Supply Procurement & Uniform Administration

Plan and monitor supply purchasing and distribution to ensure operational needs are met efficiently and cost-effectively.

Continuously review vendor pricing and purchasing options to obtain competitive pricing and maintain appropriate supply levels.

Ensure supply requests are properly invoiced and that supplies are clearly labeled, appropriately stored, and organized to support efficient operations and reduce loss.

Organize uniform purchasing, storage, and distribution and ensure requests from Operations are fulfilled promptly and accurately.
Client Service, Quality & Business Support

Maintain awareness of service quality, industry practices, and competitive service offerings to identify opportunities to strengthen or expand the department’s scope of services.

Maintain professional communication with clients and internal stakeholders and ensure approved service requests are delivered promptly and with consistent quality.

Support client expectations by tracking location-specific service requirements and ensuring services are performed in accordance with applicable agreements.

Prepare service proposals accurately and in a timely manner, follow up on pending approvals, and coordinate prompt scheduling of approved services.
People Management & Leadership

Provide direct supervision, leadership, coaching, and day-to-day direction to employees assigned to the Facility Care Department.

Lead, inspire, and engage a diverse workforce while promoting accountability, teamwork, productivity, and a positive work environment.

Ensure employees are properly trained to safely and effectively operate the equipment required to perform assigned duties.

Establish annual and periodic performance and development goals for assigned staff and monitor progress throughout the year.

Develop employees through ongoing feedback, training, performance management, and opportunities to strengthen operational and leadership skills.
Additional Responsibilities
-
Support a seven-day-a-week, twenty-four-hour-a-day parking operation; night work and some weekend work are required based on business and service needs.

Review, understand, and acknowledge company policies and procedures that directly support the performance of assigned duties when requested.

Perform other related duties and special projects as assigned.

Work Environment
This position is performed in a combination of professional office settings, parking facilities, service areas, and outdoor environments. The employee may be exposed to vehicle traffic, weather conditions, noise, cleaning equipment, pressure-washing operations, temperature changes, and other conditions commonly associated with facility care and parking operations. Regular travel between locations is required. Because Colonial Parking operates seven days a week, twenty-four hours a day, work outside of standard business hours may be required.
