Pay Range: $24-$26 per hour
Schedule: Part time (24hrs) Thursday-Saturday; After-hours and on-call work may be required as needed

Job Responsibilities:
- Performs maintenance tasks such as unit turns and work orders.
- Partners with leasing staff and managers to ensure seamless communication and organization.
- Schedules and performs routine preventative maintenance on all appropriate equipment and tools as directed by Maintenance Supervisor and Community Manager.
- Participates in safety meetings and abides by all OSHA,SDS safety requirements.
- Diagnoses and performs minor or routine maintenance and repairs within homes and throughout the property.
- Maintains grounds and professional appearance of the property.
- Inspects and helps coordinate all needed make-ready repairs and services.
- Emergency on-call is required as part of the position.
- Strives to exceed residents’ expectations for excellent customer service.
- Performs all additional duties assigned by Direct Manager, Maintenance Supervisor, Community Manager, or Regional team member.
Desired Qualifications:
- 2+ years prior experience in a maintenance role
- 1+ years experience in multifamily property management preferred
- Intermediate experience in unit turns and appliance repair
- Must be able to supply own tools
- Must have basic computer skills with the ability to input data and notes in English into software programs
- Certified Apartment Maintenance Technician (CAMT) and Certified Pool Operator (CPO) is a plus
- Drivers license may be required (ex: operating golf cart on company property)

- Ability to respond to after hours emergencies, as needed
- Can operate vehicle on premise and has valid driver's license and automobile insurance coverage.
Physical Requirements
- 100% in-person position. Must be available to be physically present at sites being supported.
- Stand, walk, crawl, bend, stoop, or sit alternatively depending on the specific needs of the day.
- Estimated 66% - 100% of time is spent on feet.
- Prolonged periods of sitting at a desk and working on a computer and/or speaking on a phone and radio.
- Ability to physically walk the property and units, which may include climbing stairs and navigating uneven surfaces or construction zones.
- Ability to be physically present onsite at the property during normal business hours to greet guests, handle property operations, provide tours, etc.
- Ability to lift/move/push/pull up to 150 lbs. on occasion with a frequent need to lift/push/pull 25 lbs. - 75lbs.
- Works both indoors (majority of the time) and outdoors in all weather conditions.

Background Check & Drug Screen Policy
Thrive Communities conducts background checks and drug screens for onsite property associates after the conditional offer of employment is accepted, in compliance with applicable federal, state, and local laws. Candidates will be asked to authorize these screenings and results will be reviewed by a designated HR representative. - Amphetamines including Methamphetamine
- Cocaine Metabolites
- Opiates including Codeine and Morphine
