The Director of Finance & Investments for The Company is responsible for leading the Company's financial operations, investment management platform, accounting functions, and corporate financial reporting across all operating and investment entities. This role serves as the financial leader of the organization, partnering closely with the Director of Operations and company ownership to provide strategic financial insight, oversee investment reporting, and ensure accurate financial management of the Company's growing real estate portfolio.
Success in this role means that ownership has complete confidence in the company's financial information, investment reporting is timely and accurate, capital structures are well-managed, and financial systems scale seamlessly as The Company continues to grow.
Qualifications
- Candidates should possess strong finance and accounting skills to guide budgeting, forecasting, and long-term investment strategy.
- Candidates should possess expertise in Financial Statements and Financial Reporting to ensure accurate, compliant, and timely financial documentation.
- Candidates should possess advanced Analytical Skills to interpret financial data, assess risk, and support evidence-based decision-making.
- Relevant experience in real estate, property management, or investments is highly beneficial.
- Bachelor’s degree in Finance, Accounting, Economics, or a related field; an advanced degree or professional certification (e.g., CPA, CFA) is a plus.
- Demonstrated proficiency with financial modeling, Excel, and financial/ERP software systems.
- Strong communication, leadership, and stakeholder management skills, with the ability to work collaboratively on-site with cross-functional teams.
Leadership
- Lead, mentor and evaluate team members performing accounting duties, establishing clear responsibilities and driving accountability through documented procedures.
- Review, revise, and implement new Core Processes for accounting, treasury management, investor reporting, and financial management functions.
- Establish Key Result Areas (KRAs) and scorecard measurables for the finance activities and provide recurring reporting to company leadership.
- Collaborate with ownership and department leaders on strategic planning, budgeting, acquisitions, financing, and long-term business initiatives.
- Maintain and optimize financial systems, accounting software, reporting tools, and workflow automation.
- Lead hiring efforts for accounting personnel as the department grows.
Corporate Finance
- Oversee treasury management, including banking structure, cash positioning, debt service planning, intercompany funding, and entity liquidity management.
- Prepare monthly, quarterly, and annual financial reporting packages for ownership.
- Monitor company liquidity, working capital, and financing requirements.
- Maintain consolidated ("roll-up") financial reporting across all ownership entities.
- Manage relationships with banking partners, lenders, and external accounting firms.
- Prepare financial information required for annual tax returns, audits, lender reporting, and insurance renewals as applicable.
- Lead preparation of annual corporate budgets and rolling financial forecasts.
- Develop executive dashboards and financial metrics to support weekly reporting and strategic decision making.
- Monitor and update Global Cash Flow document for owned entities.
Investment Management
- Oversee financial administration of all investment entities, including ownership structures, partnership accounting, and entity organization.
- Maintain investor capital accounts and ownership schedules.
- Maintain organizational charts, ownership structures, legal entity records, and investment documentation for all operating and investment entities.
- Prepare capital call calculations, investor contribution tracking, and distribution schedules.
- Prepare reoccurring investor reporting packages, including property performance, investment summaries, and portfolio reporting.
- Track debt schedules, loan compliance requirements, and lender reporting obligations.
- Assist ownership with investment underwriting by providing financial modeling support, return analyses, sensitivity analyses, and cash flow projections.
- Support acquisition and disposition activities through financial due diligence and closing coordination.
Accounting Oversight
- Complete monthly financial close process for all operating and investment entities.
- Complete journal entries, account reconciliations, and significant accounting transactions.
- Oversee accounts payable, treasury management, and banking functions while delegating routine accounting responsibilities appropriately.
- Ensure financial statements are accurate, timely, and prepared in accordance with company accounting policies.
- Supervise general ledger integrity, reconciliations, fixed assets, depreciation schedules, and balance sheet reconciliations.
- Establish internal controls and accounting procedures to improve consistency, scalability, and financial accuracy.
- Collaborate with external CPA firms on annual tax planning and financial statement preparation.
Development Financial Support
- Support the Director of Operations with financial oversight of development projects.
- Prepare financial analyses regarding project performance, cost variances, and projected returns.
- Assist in tracking development entity capitalization and equity funding requirements.
- Develop reporting tools that provide ownership with real-time visibility into project financial performance.
Strategic Initiatives
- Identify opportunities to improve financial systems, automation, and reporting efficiency; through automation, AI tools, and process improvement initiatives.
- Evaluate software platforms supporting investment management, financial reporting, and accounting operations.
- Assist ownership with evaluating new investment opportunities through financial analysis and scenario modeling.
- Develop scalable reporting processes to support continued portfolio growth.
- Participate in strategic planning initiatives and provide financial recommendations for company growth.
Key Performance Objectives – First 6 Months
- Develop standardized monthly financial reporting packages for ownership across all operating and investment entities.
- Develop standardized investor reporting templates and capital account tracking.
- Implement companywide cash flow forecasting and liquidity reporting.
- Establish recurring financial metric dashboards for ownership and department leaders.
- Establish consolidated roll-up reporting that provides clear visibility into overall company and investment portfolio performance.
- Complete a comprehensive review of the company's entity structure, accounting processes, and financial controls while identifying opportunities for improvement.
Decision Support
- Serve as the primary financial advisor to ownership on capital allocation decisions.
- Provide financial analysis supporting acquisitions, refinancing, dispositions, and major capital expenditures.
- Evaluate the financial impact of strategic plans and present recommendations to company leadership.
- Develop scenario analyses and ad hoc financial models that assist ownership in making investment decisions.
