Ellingwood Pro Home Inspections is a trusted, fast-growing inspection company known for exceptional customer service, detailed reporting, and strong client relationships. As we expand across West Virginia, Virginia, and Maryland, we’re looking for motivated, dependable home inspectors to join our network as independent contractors.
This is flexible, part-time work that can grow into full-time income as you open up more availability, territory, and services. It’s ideal for inspectors balancing another job, business, or family schedule — and equally ideal for inspectors ready to ramp up fast. Whether you’re supplementing an existing inspection business or building one from the ground up, you set your own pace.
What You’ll Earn
- 30–45% commission per completed inspection, set at onboarding based on your verified experience and proof of completed inspections
- Average inspection fees exceed $650 — strong per-inspection earnings
- Paid every two weeks
- Additional income through ancillary services (radon, mold/air quality, thermal imaging, water testing)
Your income is in your hands. The more availability you open, the more territory you cover, the more states you’re licensed in, and the more services you’re qualified for — the more you earn. Inspectors who want to scale toward full-time have a clear path to do it.
Our Territory & Your Schedule
This is independent contractor work where you control your availability — within our established, growing service territory. Here’s how it works:
- You set your availability. Through our booking platform, you mark yourself available or unavailable for our standard inspection windows: Mon–Fri at 9:00 AM and 2:00 PM, and Sat–Sun at 10:00 AM. No required hours, no minimum commitment — you decide which slots you open.
- When you’re available and we book you, you service the job. If you’ve marked yourself available and we book a client into that slot, you agree to perform that inspection for the client anywhere within our defined operating territory. Marking availability is your choice; honoring the bookings that fill those slots is the commitment.
- We operate an established and growing territory. Ellingwood Pro serves clients across West Virginia, Virginia, and Maryland, centered on Charles Town, WV. By contracting with us, you agree to service clients throughout that operating territory. As the company grows, the territory grows with it.
- We route smart. When a closer inspector is available for a job, we assign the closer inspector. Travel on any given day depends on where our clients are and who has marked themselves available.
- Availability builds your business. The more slots you open, the more we can book you — and reliable inspectors who help keep the territory covered earn priority for the best and closest leads.

We’ve built Ellingwood Pro so inspectors can focus on inspecting. Our team provides:
- Lead generation and consistent inspection volume
- Booking software and calendar access
- Professional inspection software
- Scheduling representatives and inspection coordinators
- Sales support and client communication
- Professionally managed website
- Ongoing SEO, active social media, and strategic advertising
What You’ll Do
- Perform residential home inspections in line with the applicable state Standards of Practice
- Deliver complete, published inspection reports the same day as the inspection — an Ellingwood Pro service standard across all our markets (and a West Virginia requirement)
- Perform ancillary services within advertised turnaround times
- Communicate clearly and professionally with clients, agents, and our team
- Manage your own travel within the territory you choose
What You’ll Need
- Current Home Inspector Certification or License in at least one of West Virginia, Virginia, or Maryland — licensing in more than one state means more leads and more income
- Some prior inspection experience preferred — but a strong background in the trades (construction, electrical, HVAC, roofing, etc.) plus your license is a great fit too
- Strong attention to detail and thorough reporting
- Excellent communication and customer service skills — you’ll work smoothly with our scheduling and admin team
- Comfortable working independently
- Comfortable with inspection software, mobile apps, and digital reporting
- Able to climb ladders and access crawl spaces and attics
- Reliable transportation
- Your own basic inspection tools
- Access to a home printer as needed
A plus: Multi-state licensing, a trades or construction background, and qualification for ancillary services (radon, mold/air quality, thermal imaging, water testing).
Equipment
You provide your own core inspection tools. Need specialty gear? Radon monitors, air sampling equipment, and thermal imaging cameras are available to rent from us at an affordable monthly rate — so you can offer high-value ancillary services without the upfront investment.
