Full Job Description

Regional Affordable Portfolio Manager Job Responsibilities:

Assisting sites to attract residents by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
Inspiring the professional growth and development of all team members by encouraging knowledge sharing and collaboration
Create training and educational opportunities
Oversee the portfolio to ensure sites maintain satisfactory occupancy and a proactive approach to increasing rent growth.
Training the portfolio to accomplish financial objectives by collecting rents, paying bills, forecasting requirements, preparing annual budgets, scheduling expenditures, analyze variances, and initiate corrective action.
Partner with consumer marketing to implement marketing strategies that position the communities as a destination for people seeing a positive living experience
Creating operating environments that assure consistent guest satisfaction and yields outstanding customer satisfaction ratings and community reviews
Determine company's strategic growth as part of the executive team
Coordinate cross-functional initiatives and projects
Training site teams to enforce the lease, inspect vacant units and complete repairs, plan renovations, and manage contract vendor performance.
Establish clear objectives for the community managers to meet established budgets and ownership objectives.
Cultivating and maintaining strong, loyal relationships with all constituents-owners, residents, employees and vendors
Understanding the various markets and effectively coaching the teams to proficiency in differentiating the community and Murn from competition
Leading by example and being a role model for the standards and behaviors consistent with the core values and culture of Murn
Inspiring the teams to effectively execute sales, marketing and operational activities that achieve budgeted occupancy and customer retention goals
Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
Effectively coaching all team members for maximum performance.

Operations Manager Qualifications / Skills:

Negotiation
Familiarity with applicable local, state, and federal laws and regulations
High level of organization and attention to detail
Competence with office management software
Professionalism
Internal communications
Listening

Education, Experience, and Licensing Requirements:

Bachelor’s degree or equivalent experience preferred
8-10 years on-site management experience required
Experience with software such as Yardi, Real Page, etc...
Affordable Programs and LHITC Experience REQUIRED
