The ideal Maintenance Technician will possess at minimum 2 years Apartment Maintenance.
They will be responsible for diagnosing maintenance issues, making repairs, preparing units for new tenants, completing service requests in a timely manner, “On-Call” emergency service as scheduled and general housekeeping/groundskeeping ensuring the comfort and safety of our residents and guests.
The ideal candidate would have experienced with service and repair in the following areas:
Basic Plumbing
Electrical
Drywall
Painting
Appliance Repair
Basic Carpentry
Basic Cleaning
Responsibilities include, but not limited to:
· Routine maintenance functions; electrical, plumbing, carpentry, drywall, painting
· Perform and complete the preparation of make ready units including removal of trash from vacant units (trash outs), touch up paint, general maintenance, and general cleaning prior to make-ready.
· Remove trash from grounds, office areas, units, and surrounding community perimeter on a daily basis.
· Performs routine cleaning and maintenance of grounds, amenities, building exteriors, office, recreation areas, parking lots and other areas surrounding the communities.
· Snow shoveling (where applicable) of sidewalks and other main entry areas. Complete snow plowing of drive lanes and salting sidewalks required.
· Clean and maintain storage and shop areas.
· May perform minor interior and exterior touch up painting/caulking.
· Cleans air conditioning vents, replaces air filters, and smoke detectors.
· Performs any additional routine cleaning / maintenance on property as requested as needed or directed.
· Responsible for 24-hour emergency maintenance service as scheduled.
· Ensure compliance of all work-related activities in a fair, ethical, and consistent manner.
· Special projects and other responsibilities as may be determined.
· Responsible for alerting the Property Manager of any unusual occurrence and/or damage that has taken place or that may occur.
· Complete payroll time sheets and submit to supervisor as determined.
· Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees.
Additional Qualifications:
· Ability to Communicate and effective interact with co-workers, managers, vendors or residents sufficiently to exchange or convey information and to give and receive work direction, Must have the ability to operate motor vehicle (valid license required) & reliable transportation, Cell phone is required for on-call maintenance, Maintain inventory controls for cost effective operations, Basic computer skills preferred (PC/mobile device), willing to learn new skills, handle special projects and other responsibilities as may be determined.
· Assist in the maintenance of the day-to-day operations and the physical quality of the property under the direction of the Property Manager.
· Ability to use hand and power tools and cleaning equipment applicable to job requirements.
· Ability to travel to other locations for work, training, and other work-related activities.
· Ability to independently lift/carry supplies or equipment up to 65 lbs.
Duties
- Perform routine maintenance tasks, including inspecting, cleaning, and repairing equipment and machinery.
- Troubleshoot and diagnose issues with mechanical, electrical, and plumbing systems.
- Respond to maintenance requests in a timely manner to minimize downtime.
- Fabricate and install parts as needed to repair equipment.
- Utilize computerized maintenance management systems (CMMS) to track work orders and document repairs.
- Read and interpret schematics, blueprints, and technical manuals to perform maintenance tasks.
- Conduct preventative maintenance on equipment to ensure optimal performance.
- Collaborate with other team members to coordinate maintenance activities.
Requirements
- Strong leadership and supervisory skills to oversee maintenance operations.
- Solid mechanical knowledge to effectively diagnose and repair equipment.
- Ability to fabricate parts using various tools and equipment.
- Proficiency in using computerized maintenance management systems (CMMS) for work order tracking.
- Familiarity with reading and interpreting schematics, blueprints, and technical manuals.
- Experience in facilities maintenance, including electrical, plumbing, and HVAC systems.
- Fluent in English with good written and verbal communication skills.
- Knowledge of logic controllers (PLCs) is a plus.
- Welding experience is preferred but not required.
