Regional Property Manager/Portfolio Manager

Chicago & Northern Indiana

Job Title: Regional Property Manager

Reports to: Senior Vice President, Multifamily Operations

Summary Directs, administers, and coordinates the management activities of the organization in support of policies, goals, and objectives established by the President and the Board of Directors by performing the following duties. Will interface with the SVP and director of Asset Management and all departments with responsibilities for compliance and reporting.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

Guides and directs all aspects of property management in the development and operation of the organization's real estate operations.
Directs the preparation of short-term and long-range plans and budgets.
Oversees and directs the on-site property management staff and implements the organization's policies.
Hires, trains, supervises and develops the on-site staff.
Provides overall direction and support to the on-site staff.
Develops and installs procedures and controls to promote communication and adequate information flow within the organization.
Participates in the establishment and maintenance of a constructive blended management approach (integration between property management and support services) to housing across the portfolio.
Establishes operating policies consistent with the organization's broad policies and objectives and ensures their execution.
Ensures that the responsibilities, authorities, and accountability of all property management subordinates are defined and understood.
Ensures that all department activities are carried out in compliance with local, state, and federal regulations and laws governing business operations.
Supports Asset Management in planning for new projects or the rehabilitation of existing projects.

Supervisory Responsibilities – Directly supervises the on-site property manager and maintenance supervisor positions. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws and regulations.

Qualifications To perform this job successfully an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

Education and/or Experience Bachelor's degree preferred and/or four or more years related experience and/or training.

Language Skills Ability to read, analyze, and interpret general business periodicals, professional journals. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively communicate, present information, and respond to questions.

Reasoning Ability Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Computer Skills To perform this job successfully, an individual should have knowledge of Property Management Software; Database software; Internet software; Microsoft Office, particularly Excel, Outlook, PowerPoint, and Word.

Professional Licenses, Certificates, and Registrations Valid Driver's License; Real Estate Salesperson/Broker's License; Certified Property Manager (CPM)

Other Qualifications Must be willing to work occasional evenings and weekends as needed to complete the requirements of the position.

Compensation Package Salary range is $65,000 to $85,000/year; Company vehicle is provided; 401(k), healthcare insurance, paid holidays and PTO.
