Reports To: Vice President of Georgica Property Management

GPM specializes in managing affordable and mixed-income housing communities across New York. We are committed to ensuring strict compliance with regulatory requirements while fostering safe, thriving communities for our residents.

Position Overview

The Compliance Manager will supervise, monitor, and oversee all aspects of regulatory program compliance across our portfolio in Long Island, Brooklyn, and Westchester. This role ensures that all properties remain fully compliant with tax credit, Section 8, and other affordable housing program regulations. The ideal candidate is a proactive leader with a strong understanding of compliance operations, excellent communication skills, and a commitment to maintaining high standards across multiple sites.

Key Responsibilities

· Regulatory Compliance

o Monitor program compliance for multiple affordable housing programs using RealPage, Yardi, and other compliance platforms.

o Ensure timely and accurate rent changes, subsidy updates, and lease renewals.

o Prepare compliance documentation for new developments, including AFHMPs, Tenant Selection Plans, agency applications, and IT setup forms.

· Lease-Up & Development Support

o Supervise all lease-up activities, including marketing, lotteries, application processing, and weekly progress reporting.

o Provide guidance to the Vice President and Leasing teams to ensure timely lease-ups for new developments and acquisitions.

· Auditing & Reporting

o Conduct quarterly performance audits to ensure adherence to regulatory requirements and recommend training or performance improvements as needed.

o Perform weekly dashboard reviews to track workflow completion and address deficiencies.

o Oversee MOR (Management and Occupancy Review) preparation, responses, and close-out processes.

· Team Leadership & Collaboration

o Foster collaborative relationships with property managers, regional staff, and external regulatory agencies.

o Support site-level teams with compliance guidance, training, and troubleshooting.

· Additional Duties

o Act as a liaison with IT and software support teams for technical compliance issues.

o Assist with special projects and other compliance-related tasks as assigned.

Qualifications

· Education:

o High school diploma or GED required.

o Bachelor’s degree in business, Property Management, or a related field preferred.

· Certifications:

o Certified Occupancy Specialist (required).

o Additional certifications (e.g., TCS, AHM, HCM-R, STAR) strongly preferred or willingness to obtain.

· Experience:

o Minimum of 5 years in affordable housing management and compliance.

o Experience with HUD Section 8, LIHTC, and layered financing programs.

o Supervisory experience with excellent team leadership and employee relations skills.

· Technical Skills:

o Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint, Outlook).

o Experience with RealPage, Yardi Voyager, or similar property management platforms.

· Excellent verbal and written communication abilities.

· Analytical and problem-solving skills.

· Ability to work independently and collaboratively across multiple sites.

· Flexibility to travel regularly within Long Island, Brooklyn, and Westchester, and occasionally interstate for meetings or training.

Compensation & Benefits

· Competitive salary range: $100,000 – $120,000
