As Resident Manager you are required to reflect the property address as your primary address and home
The general duties of the Resident Manager are:
1) to maintain the smooth operation, security and cleanliness of the physical structure and systems of the building
2) to train and supervise all staff, including temporary personnel, in the performance and scheduling of their respective jobs and the observance of the rules of the building.
3) to coordinate access and scheduling of the contractors hired by the Co-op, inspect their work in progress and notify the managing agent immediately of any work not being performed to the highest standard of workmanship.
4) to coordinate access, review and supervise workers hired by individual tenants for private alterations in their apartments, paying particular attention to ensure approved plans are followed as well as all other building rules pertaining to alterations, including proper disposal of construction materials.
5) to review, maintain, and utilize all facets of Building Link, including the work order system, posting notices, tracking guests and any other functions.
6) to establish email access (thru Building Link and directly) for Management, Board and Shareholders to contact Resident Manager directly.
7) to understand and be able to utilize the CCTV system to ensure maximum security for all shareholders.
8) to prepare a monthly written report for Management and Board describing all building activities including alterations, moves, leaks, emergencies, staffing concerns and any other pertinent building information.
9) One of the most important responsibilities of the Resident Manager is to set an example for all other building workers in his attention to details such as his appearance and the manner in which he treats shareholders.
10) Emergencies - The Resident Manager must, at all times, inform other members of the building staff of his whereabouts so that he may be reached in an emergency. During the regular business day, the door staff should be informed if the Resident Manager is leaving the building, and when he may be expected to return. During off-duty hours, all staff members must be clearly trained in how to reach the Resident Manager by cell phone and email in event of an emergency.
11) Respond to all emergencies promptly and inform management immediately. The Resident Manager’s position, in addition to those already mentioned, is to provide for the . To effect this properly, he is required to respond quickly and efficiently to all emergency situations.
12) The building staff must know, at all times, where the Resident Manager can be reached, including after business hours and on weekends. After business hours, on weekends or if off duty, he must have his cellular phone with him and it must be turned on. If the Resident Manager will be more than 50 miles outside of New York City, or in some place where he may not be accessible via regular cellular service, he must inform the account executive at Orsid. and the building staff of an alternate phone number where he can be reached.
13) Cleaning of the building -- the Resident Manager is responsible for overseeing the Porters to ensure the cleaning and upkeep of the building, including by not strictly limited to: hallways, compactor rooms, lobby, stairwells, ceilings, basement, roof and sidewalk areas on all facades of building.
14) Heating / Steam room- must be examined daily.
15) Roof and building exterior—must beinspected daily:
· report all potential and actual concerns to managing agent immediately
16) Repairs
The Resident Manager must check the MAINTENANCE REQUEST LOG / BUILDING LINK twice at day except on his days off. The Resident Manager will have the requested repairs completed as quickly as possible. If the Staff cannot do the repair or needs a service company, he must inform management the day of the request.
It is important to remember that the Resident Manager’s job is to provide service and is, therefore required to be attentive to any reasonable request from a resident whether it is a building responsibility or not. Work that is a Corporate (building) responsibility is a higher priority than work for which the Corporation (building) is not responsible.
If the request involves private work for a shareholder other than a minor repair, Resident Manager may, at his own discretion, arrange to make that repair before or after his other corporate duties are performed.
17) STAFF GENERAL SUPERVISION
The Resident Manager is responsible for assigning tasks and the supervision of all building staff. He is required to establish training procedures for the staff and create a spirit of teamwork, cooperation, and efficiency. It is up to him to see that the job requirements, daily schedules, and building rules are clear to all personnel. The Resident Manager must be aware of inadequate work level, service or attitude problems with staff and report them to management in a timely manner, within two days of date of occurrence. Forms will be provided to the Resident Manager for Staff Reporting. The Resident Manager shall make sure that all staff arrive on time for their assigned shifts and shall properly report all payroll hours to the managing agent.
18) SUPERVISION OF SERVICE COMPANIES (OUTSIDE CONTRACTORS)
The Resident Manager will arrange access into individual apartments for outside contractors when this is requested by management.
The Resident Manager will insure that outside contractors know and follow all Corporation rules and should report, at once, any violations of the rules by either staff or shareholders, to the managing agent.
The Resident Manager will maintain a log of all outside contractors working in the building, both those hired by the Corporation and those contractors hired by individual residents. The log is to be filled out by all service personnel. The data required include the arrival time of workmen, destination and their end time, date, time started and ended, what work was performed and at what location.
The Resident Manager will inspect the work performed and report to management any and all work he feels is unsatisfactory. This includes reports concerning contractors working for the Corporation as well as for individual residents.
The Resident Manager will put particular emphasis on the proper disposal of construction materials by any outside contractors. Outside contractors must haul away all construction material at their own expense and during regular working hours. The Resident Manager is authorized to halt work at a particular job site if he feels these rules are not being followed. The Resident Manager must then inform the managing agent immediately so that the shareholder may be informed of the problem.
19) SUPERVISION OF PORTERS AND HANDYMEN
The Resident Manager will schedule maintenance and repair tasks as needed by the staff porters and handymen. This includes regular cleaning tasks done on a daily, weekly, or periodic basis as well special projects scheduled as needed.
The Resident Manager will be responsible for the cleanliness of the entire building and therefore will check the work of the porters as needed.

- Utilize property management software (such as Yardi or OneSite) to track leasing, maintenance, and financial data

- Previous experience in property management or a related field is preferred
- Knowledge of legal administrative processes related to leasing and tenant rights
- Strong customer service skills with the ability to effectively communicate with residents and address their needs
- Experience with upselling additional services or amenities to residents
- Familiarity with facilities management practices and maintenance coordination
- Proficiency in using property management software (such as Yardi or OneSite)
- Knowledge of CMMS (Computerized Maintenance Management System) for tracking maintenance requests and work orders
- Ability to multitask, prioritize responsibilities, and meet deadlines in a fast-paced environment
