Job Summary

Responsible for the strategic development and day-to-day management of all corporate and community physical plants; providing executive leadership for the management of capital resources dedicated to support the growth of the organization and to preserve the assets of the company. Responsible for facilities maintenance operations throughout the company and all locations.

ESSENTIAL FUNCTIONS:

Implement a comprehensive approach to developing and managing the physical environment at each of our properties and corporate offices

Serve as a contributing member of the executive team and lead facilities management initiatives that will support strategic goals and objectives.

Assess current operational business models and develop appropriate new models as needed while participating in policy development.

Collaborate with property managers, administrators, superintendents, vendors and contractors, community and governmental agencies, outside technical support providers to maintain a network of support improving existing properties.

Contribute to the delivery of strategic and operational objectives by reducing facility maintenance costs, improving productivity, revenue generating capacity, and image of the organization.

Lead the development of financial plans for each property that focus on break-even or “profit” that can be re-invested into property upgrades or to current projects.

Assume ownership of key planning, budgeting and forecasting processes for areas of responsibility; monitor financial performance through key indicators and succeed in achieving maximum results with budgeted resources.

Prioritize resource utilization against key indicators and operational needs; use cost-benefit and value assessment to set or change priorities and engage staff in efficient utilization of resources and reduction of waste.

Manage all property and capital assets ensuring that each property is properly maintained with a focus on providing financially self-sustainable solutions.

Administer the physical plant of all properties, ensuring that properties and grounds are clean and well-tended and that each property sets aside funds for preventative and predictable maintenance and upgrades.

Oversee all appropriate insurances, inspections, and fees to municipalities and service providers.

Conduct feasibility studies to assess the physical, financial, regulatory, and other challenges and risks of undertaking each new project; develop high assessment standards and periodically inspect, assess and rank properties, particularly in reference to best practices with the existing projects.

Responsible for the utilities performance and improvement, recycling program, sustainability efforts, and the coordination and facilitation of deferred maintenance projects.

Ensure that Maintenance and Janitorial Services have the tools necessary to provide an agreed upon standard of care for our physical plant inside and out. This position will provide guidance in the use of resources to optimize the dependability, cleanliness, appearance, and safety of our facilities and grounds.

Oversee the implementation of programs to create a safe working environment, promote environmentally sound practices, foster regulatory compliance, and protect the institution’s reputation. Services include safety training, hazard identification and risk assessment, accident investigation, hazardous material management, fire protection and life safety code compliance, and emergency response.

Responsible for ensuring that all parking and transportation vehicles are maintained.

Qualifications

Education:

Master’s Degree in Engineering, Architecture, Construction Management, Facility Management, Construction Engineering, or a related field of study.

Experience:

Ten to fifteen years of successful, extensive, and increasingly responsible management experience in facilities operations and engineering.

Supervisory:

Seven (7) years of senior management experience that involved recruitment, training and professional development of staff and directly responsible for the performance of staff.
