Full Job Description

Job Summary:

Delaware: Kent and Sussex Counties

Under the direction of the Site Manager, the Assistant Site Manager is responsible for the preparation, maintenance, and monitoring of the construction of assigned projects in order to complete the work on time and under budget, while maintaining the company's high standards of quality and workmanship. The Assistant Site Manager will also oversee and direct all trade partners and remedial work involved in the project.

Essential Duties and Responsibilities:

Essential duties and responsibilities include, but are not limited to, those listed herein. Essential duties may vary according to region, area, or assignment. Other duties and responsibilities may be assigned.

Apply the Company’s vision, pledge, and guiding principles to every facet of your responsibilities in an effort to improve our Company, while holding trade partners to those same standards.
Monitor and follow established Company safety procedures and ensure that all applicable OSHA field safety requirements are complied with. Monthly reports must be submitted on time.
Overall coordination of home building operations and effective supervision of construction (i.e., build quality homes on schedule and within budget) for both Timberlake Homes communities and Timberlake Design/Build projects located in Delaware (Kent, Sussex, and New Castle Counties).
Supervise and oversee the coordination and ordering of construction materials and deliveries.
Understand subcontractor scopes of work and agreed upon timeframes.
Conduct in-line production inspections by performing daily inspections to assure completeness, quality construction and schedule remains on time. Immediately notify trade partners of deficient items found and determine when corrections will be made.
Prepare punch lists on homes and ensure completion by trade partners.
Interface with public and private utility companies and schedule inspections.
Communicate construction progress with team members to ensure customer selections and option changes are addressed and settlement dates established.
Oversee government inspections and utility installations to prevent delays in construction.
Conduct detailed inspections to ensure entire scope of trade partners’ work is 100% complete before authorizing payment.
Conduct pre-construction, pre-electrical, pre-drywall, and pre-settlement meetings.
Monitor and recommend ways to minimize construction “Variance Purchase Orders.”
Perform post-settlement warranty service, including 30-day inspections and 1 year inspections. Coordinate required service for both.
Service customer from pre-construction through closing.
Monitor weekly construction schedules and forecast delivery dates.
Attend weekly Sales/Production meeting with Production Manager.
Maintain a friendly, fair, and consistent posture with homeowners, while meeting and exceeding their expectations.

Perform various supervisory duties, including:

Coordinating, scheduling, and supervising staff personnel, trade partners, and suppliers.
Releasing materials.
Assisting in the evaluation of all new products, suppliers, and trade partners.
Maintaining an open dialog with other members of the Team regarding construction activities.
Attending trade partner performance meetings with the Purchasing & Estimating division.
Training Assistant Site Managers.
Evaluating trade partners and staff.

Various construction duties, including:

Ensuring the cleanliness of each production unit and the entire site on which the unit is located is maintained at all times.
Monitoring soil erosion protection.
Reviewing individual site plans and landscape plans for accuracy.
Inspecting lumber, window, trim, and door materials upon delivery to ensure they accurately reflect the order placed.
Performing daily inspections of every home under construction.
Ensuring specs and models are walked/inspected at least once a week.

Various customer service duties, including:

Conducting pre-construction, pre-drywall, and pre-closing meetings, as directed by the Production Manager.
Returning all customer calls with 24 hours.

Miscellaneous duties, including:

Meeting with government officials, as required.
Assisting the Director of Land Development in monitoring installation of improvements.
Assisting other Site Managers at various sites as your workload allows.

Education and/or Experience:

Bachelor’s degree in Construction Management or three-to-five years of field supervisory experience; three-to-five years of construction experience (mandatory); ability to read blueprints; trade experience helpful.

Excellent verbal, written, organizational, planning, and supervisory skills are essential.
Ability to deal effectively with people within and outside of the organization, while being tactful and assertive.
Must be conscientious, loyal, and dependable.
Ability to prioritize and manage multiple projects, meet deadlines, solve problems, and make decisions under pressure.
Strong knowledge of the construction process.
Must be computer literate.
Must be a motivated, self-confident, self-starter with the ability to set goals, priorities, and work with little supervision.

Language Skills:

Ability to read, analyze, and interpret policies, contracts, journals, and financial reports. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to write reports, proposals, correspondence, technical, and employee communication. Ability to effectively present information to employees, top management, customers, clients, public groups.

Mathematical Skills:

Ability to prepare, monitor, and apply budgets, costs, and other related accounting concepts to practical situations.

Reasoning Ability:

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions and deal with several variables.
