SUMMARY
The Engineering Technician II (Tech II) is responsible for maintaining the hotel's building, equipment, and mechanical systems in a safe, efficient, and professional manner. This position performs preventive maintenance, responds to guest service requests, troubleshoots equipment failures, and completes routine repairs while ensuring a safe, comfortable, and well-maintained environment for guests and associates.
The Engineering Technician II works independently on routine maintenance tasks while exercising sound judgment and escalating complex issues when necessary. This position requires strong technical skills, excellent customer service, professionalism, and effective communication.
JOB RESPONSIBILITIES
The Engineering II’s primary responsibilities will include:
Guest Service: Respond promptly to engineering service requests and work orders; Prioritize guest-related maintenance requests; Provide courteous, professional, and timely service; Communicate effectively with guests while completing repairs; Maintain guest satisfaction through quality workmanship; Build positive working relationships with all hotel departments.
Preventive Maintenance: Perform scheduled preventive maintenance on hotel equipment and systems; Conduct inspections to identify maintenance needs before failures occur; Complete preventive maintenance assignments according to schedule; Maintain equipment to maximize operational efficiency and service life; Assist with seasonal maintenance programs.
Mechanical Systems: Maintain, inspect, troubleshoot, and perform routine repairs on HVAC systems and controls, pumps, Variable Frequency Drives (VFDs), cooling towers, fire pumps, fire sprinkler systems, domestic water systems, boilers and hot water systems, motors and belt-driven equipment, exhaust and ventilation systems.
Electrical Systems: Troubleshoot basic electrical issues; Repair lighting systems and fixtures; Replace switches, receptacles, and breakers as appropriate; Inspect electrical panels and branch circuits; Perform routine electrical maintenance safely; Report electrical deficiencies requiring specialized repair.
Plumbing Systems: Repair faucets, toilets, sinks, and fixtures; Repair plumbing leaks and replace valves; Clear minor drain blockages; Maintain domestic water distribution systems; Inspect plumbing equipment for proper operation.
Structural Maintenance: Drywall repair, painting and touch-up, ceiling tile replacement, flooring repairs, basic carpentry, door and hardware adjustments, lock repairs, window repairs, furniture repairs, wall and trim repairs.
Building Equipment: Maintain and repair kitchen equipment, laundry equipment, pool equipment, ice machines, guest room equipment, public area fixtures, back-of-house equipment.
Emergency Response: Respond to fire alarms and emergency situations; Assist during power outages; Respond to water leaks and flooding; Assist with elevator emergencies; Follow hotel emergency procedures; Protect guests, associates, and hotel assets during emergencies; Notify management of emergency situations promptly.
Documentation: Complete work orders accurately and on time; Record equipment readings; Maintain engineering logs; Document preventive maintenance activities; Track materials and parts used; Report parts requiring replacement; Maintain accurate maintenance records.
General Responsibilities: Conduct daily inspections of hotel property; Maintain clean and organized work areas; Practice safe work habits; Report unsafe conditions immediately; Assist with special projects; Participate in departmental meetings and training; Perform other duties as assigned.
REQUIRED SKILLS AND ABILITY
Mechanical Knowledge: Basic knowledge of commercial mechanical systems; understanding of pumps, Variable Frequency Drives (VFDs), cooling towers, fire pumps, fire sprinkler systems, HVAC systems, motors, mechanical controls; ability to troubleshoot and perform routine mechanical repairs.
Electrical Knowledge: Complete understanding of basic electrical systems; ability to troubleshoot electrical issues; knowledge of electrical panels, lighting systems, branch circuits, switches, receptacles, motors, electrical controls; ability to perform routine electrical repairs safely.
Plumbing Knowledge: Working knowledge of commercial plumbing systems; ability to repair faucets, toilets, sinks, valves, fixtures, drain systems; ability to diagnose common plumbing problems.
Structural Knowledge: Basic understanding of commercial building construction; ability to perform drywall repair, painting, basic carpentry, ceiling repairs, flooring repairs, door and hardware repairs.
Troubleshooting Skills: Diagnose equipment failures; identify root causes of maintenance issues; perform routine repairs independently; escalate major repairs when appropriate; read and interpret maintenance manuals and basic technical documentation.
Tool Proficiency: Safe operation of hand tools and power tools; proper use of testing equipment; operation of ladders and lifts; proper care and maintenance of tools and equipment.
Computer & Technology Skills: Proficiency using desktop computers, laptops, tablets, smartphones, email applications, Microsoft Office applications, Computerized Maintenance Management Systems (CMMS), electronic work order software, Building Automation Systems (BAS), Energy Management Systems (EMS). Ability to complete
electronic work orders, record maintenance activities, maintain equipment logs, document repairs accurately, communicate electronically with supervisors and team members.
Communication Skills: Strong verbal and written communication; professional interaction with guests and associates; ability to explain maintenance issues clearly; strong listening skills; ability to work collaboratively with multiple departments.

EQUIRED EDUCATION AND EXPERIENCE
Minimum of two (2) years of hotel engineering, commercial facilities maintenance, or related maintenance experience preferred.
Experience maintaining commercial mechanical, electrical, plumbing, and building systems preferred.
Hospitality maintenance experience preferred.
WORK SCHEDULE
Days, evenings, weekends, and holidays as required; overtime as needed; on-call availability for emergency situations; ability to work a flexible schedule based on business needs.
