FIELD MANAGER – RESIDENTIAL CONSTRUCTION (ON-YOUR-LOT HOMEBUILDER)

$60,000 – $90,000 base + performance bonus | Vehicle allowance | Full-time

ABOUT THIS OPPORTUNITY

We are an established, growing on-your-lot homebuilder operating across multiple markets in the Carolinas. We build custom homes on land our customers already own — which means our jobsites aren't lined up in a neat subdivision. They're spread across counties, down gravel roads, and on family land that's been waiting for a house for generations.

WHAT A FIELD MANAGER ACTUALLY DOES HERE

Let's be honest about this role, because it's not for everyone.

This is a windshield-time job. You will manage homes scattered across a wide territory — not a single community you can walk in an afternoon. On a typical day, you might drive 100+ miles hitting 4–6 active jobsites, coordinating trades by phone between stops, solving problems on-site, and documenting progress as you go. Your truck is your office. If you hate driving, stop reading now. If you love the independence of running your own territory without someone looking over your shoulder, keep going.

You will own your homes from dig to closing:

- Scheduling and coordinating trade partners across all phases of construction

- Conducting quality inspections at key milestones and holding trades to our standards

- Managing build time — we track it, we measure it, and we reward it

- Controlling cost variance and keeping field-generated change orders to a minimum

- Communicating proactively with homeowners who are often building the biggest investment of their lives on their own land

- Walking homes with customers at frame, pre-drywall, and final

- Solving the daily problems that come with building on raw, scattered lots: driveways, wells, septic, grading, weather, and everything in between

WHAT SUCCESS LOOKS LIKE

We run a metrics-driven operation. Field Managers here are measured on things like build cycle time, cost variance, quality scores, and customer satisfaction survey results. Your bonus is tied to performance you directly control — not company politics. Top performers know their numbers and take pride in beating them.

WHO THRIVES IN THIS ROLE

- 3+ years of residential construction experience (superintendent, field manager, builder, or strong assistant super ready to step up)

- Self-managed and disciplined — you'll have real autonomy, and we expect real ownership

- Strong trade relationships or the personality to build them fast

- Comfortable with scheduling software, photo documentation, and running your day from a phone and laptop

- A clean driving record and willingness to cover a multi-county territory daily

- Thick skin, calm under pressure, and good with homeowners — building on someone's own land is personal
