Position Summary: Project Manager to serve as the accountable leader responsible for the comprehensive execution of commercial roofing projects. The Project Manager is charged with ensuring project delivery across key metrics: Safety, Quality, Delivery, Cost, Morale, and Environment. This role demands technical building envelope expertise, rigorous financial control, technical systems integration, and cross-functional stakeholder management. The Project Manager is to lead, collaborate and develop team members; setting standards on directing and coordinating all activities of a project.
The Blueprint for Success - Key Responsibilities:
Financial Stewardship and Contract Management
- Serve as the profit guardian for assigned projects, leading commercial negotiations with subcontractors, vendors, and clients to secure optimal contract terms and pricing, ensuring maximum project profitability.
- Determine, forecast, and manage necessary resource allocation (time, cost, labor, materials) based on detailed financial analysis to ensure optimized resource efficiency and return on investment (ROI).
- Maintain strict daily financial oversight, rigorously tracking expenses and labor costs against estimates using construction ERP software, and conducting daily reviews to confirm budget adherence.
- Implement and manage formal Change Order procedures according to strict financial protocol, proactively documenting, pricing, and negotiating every scope deviation to protect project margins.
- Prepare and deliver external and internal reports detailing job status, financial performance, risk profiles, and deliverables for all relevant stakeholders.
Pre-Construction Planning and Risk Mitigation
- Collaborate closely with Estimators and Design teams to review essential project contracts, budgets, schedules, and technical requirements, ensuring alignment between scope and feasibility.
- Review architectural roofing designs and plans to determine material requirements (flat roofing membrane, shingles, insulation, structural elements) and plan the precise sequence of work.
- Develop comprehensive project plans, including detailed phasing, resource-loaded schedules (utilizing CPM methodology), and specific material delivery schedules to mitigate supply chain risk.
- Obtain, manage, and track all necessary building permits and licenses, ensuring full compliance with local building codes and governmental regulations prior to mobilization.
- Foresee potential challenges early in the process and make necessary changes to prevent costly delays or errors down the road, actively analyzing risks inherent in the construction process.
Project Execution, Quality Assurance, and Technical Oversight
- Provide on-site leadership and coordination for the project team and all subcontractors, motivating members to meet key performance indicators (KPI) and contractual conditions.
- Conduct advanced technical roof surveys, utilizing knowledge of all primary roofing systems, and collect comprehensive data (measurements, photos) to accurately assess technical requirements and existing conditions.
- Supervise and inspect the quality of work frequently as needed, enforcing proper industry techniques, and actively ensuring quality construction exceeds company standards and customer requirements.
- Provide technical support and guidance to field personnel, leveraging specialized knowledge of roofing systems and materials science.
- Coordinate logistics, including the determination of material staging and placement, scheduling specialized roof vacuum services, and ensuring availability of required scaffolding and specialized safety apparatuses.
- Assist in scheduling necessary inspections and collaboratively manage the creation and timely execution of punch lists.
Safety and Compliance Leadership
- Direct and strictly enforce all Occupational Safety and Health Administration (OSHA) rules, federal, state, and local regulations, and company safety policies.
- Actively lead by example in safety, conducting regular on-site safety assessments, immediately correcting hazardous conditions, and enforcing strict safety protocols.
- Investigate and formally report all incidents or near-misses, ensuring immediate and thorough documentation and preventative action is taken.
- Coordinate with engineers and architects to ensure all methodologies comply with relevant building codes and regulations, guaranteeing the safety and longevity of the building.

Tools for the Job:
Required:
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a closely related field.
- Minimum of three (3) years of progressive commercial construction management experience.
- Proven experience in supervising field operations, leading and motivating cross-functional construction teams.
- Training and demonstrable capability in conflict management and business negotiation processes.
- Proficiency in Google, MS Office (Outlook, Word, Excel) and project management software
- Proficiency in advanced scheduling software, specifically Microsoft Project (or Primavera P6 equivalent).
- Demonstrated working knowledge and proficiency in construction ERP and field management systems.
- The ability to work in different environmental conditions.
- Strong leadership and communications skills
- Excellent customer service skills
- Highly trained in conflict management and business negotiation processes
- Valid Driver's License
Preferred:
- Proficient in the safe handling and utilization of ladders
- Working knowledge in the commercial roofing and/or construction industry
